DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

SHERWIN C. FRANCISCO-BELARMINO, of legal age, married, Filipino,


and with residence and postal address at No. 58 Burbank St., North Fairview
Park Subdivision, Quezon City, hereinafter referred to as the SELLER

-AND-

LEILA G. DACAYANAN, of legal age, married, Filipino and with residence


and postal address at No. 843 Arellano Street, Barangay Buenavista, Sablayan,
Province of Occidental Mindoro, hereinafter referred to as the BUYER.

WITNESSETH;

WHEREAS, the SELLER is a lawful owner in good faith and legal owner in
fee simple of a PORTION of a parcel of land with improvements located at
Barangay Buenavista, Municipality of Sablayan, Province of Occidental
Mindoro and covered by Transfer Certificate of Title No. T-14700 issued by
the Registry of Deeds for the Province of Occidental Mindoro more particularly
described as follows:

A PARCEL OF LAND (Lot 91 of the Subd. Plan (LRC) Psd-6025, being a


portion of Lot 1, described on plan II-7451 LRC (GLRO) Record No. 1, 13009,
situated in the Sitio Guiron (before) Poblacion (now) Municipality of Sablayan,
Province of Occidental Mindoro. Bounded on the NE., points of 4 to 1 by Lot 94
of Subdivision Plan; on the SW., points 2 to 3 by Lot 90 of the subdivision plan;
and on the NW., points 3 to 4 by Road Lot 2 of the subdivision plan. Beginning
at a point marked “1” on plan, being N.42 deg. 07’E.m 1937.27m. from BLLM
1, Municipality of Sablayan, thence S.37 deg. 21’ W., 18.00 m. to point 2;
thence N. 52 deg. 38’W., 20.01 m. to point 3; thence N. 37 deg. 21’E., 18. 00 m.
to point 4; thence S.52 deg. 38’E., 20.01 m. to the point of the beginning;
containing an are of THREE HUNDRED SIXTY (360) SQUARE METERS, more
or less. All points referred to are indicated in the plan and are marked on the
ground by PLS Cyl. Conc. Mons. 15x60 cm; bearings true; delineation 1 deg.
18’E., deg. 18’E date of original survey, October 19, 1912 and that of the
subdivision survey, September 10-18, 1958; and

portion of Lot 1, described on plan II-7451 LR (GLRO) Record No. 13009),
situated in the Sitio of Guiron (before) Poblacion (now) Municipality of
Sablayan, Province of Occidental Mindoro. Bounded on the NE., points of 1 to 2
by Lot 93 of the subdivision plan; on the SW., points 2 to 3 by Road Lot 2 of
the subdivision plan; on the SW., points 3 to 4 by Road Lot 89 on the
subdivision plan. On the NW., points 4 to 1 by Road Lot 91 of the Subdivision
plan. Beginning at the point marked “1” on plan, being N.42 deg. 07’E.,
1937.27 m. from BLLM 1, Municipality of Sablayan, thence S.52 deg. 38’E.,
20.01 to point 2; thence S. 37 deg. 21’ W., 18.00 m. to point 3; thence N. 52
deg. 28’ W., 20.01 m. to point 4; thence N. 37 deg. 21’ E., 18.00 m. to the point
of to point 3; thence N. 52 deg. 28’W., 20.01 m. to point 4; thence N. 37. 21’ E.,
18.00 m. to the point of the beginning; containing an area of THREE
HUNDRED SIXTY (360) SQUARE METERS, more or less. All points referred to
are indicated on the plan and are marked on the ground by PLS Cyl. Conc.
Mons. 15x60 cm; bearing true; delineation 1 deg. 18’E., date of original survey,
October 19, 1912 and that of the subdivision survey, September 10-18, 1958;

WHEREAS, the BUYER has offered to buy and the SELLER has agreed
to sell the above mentioned property for the amount of (Amount in words) (P

NOW THEREFORE, for and in consideration of the sum of (Amount in

vendor, the SELLER DO HEREBY SELL, TRANSFER, and CONVEY by way of
Absolute Sale unto the said BUYER, his heirs and assigns, the certain parcel of
land together with all the improvements found thereon, free from all liens and
encumbrances of whatever nature including real estate taxes as of the date of
this sale.
