DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

That I, TRIFONIO CATUBOG BALIGA JR., of legal age and a resident of Brgy.
Poblacion Makilala, Makilala North Cotabato, am the only child of deceased spouses Luzviminda
Catubog Baliga and Trifonio Baliga Sr. of which the former is one of the seven (7) children of
deceased spouses Gabriel Catubog and Rosita Mandaya who died intestate at Libuak, Samal,
Davao del Norte in the year October 10, 1966 and May 10, 1974 respectively and such am entitled
to 4,688 square meters more or less of lot as part of Luzviminda Catubog’s right/ share over a
parcel of land covered by TCT. No. 1135 in the name of Gabriel Catubog with an area of 14.983
hectares more or less and with the following description:
“Beginning at point marked 1 on plan H-164121, N. 10-53’E.,
10044.88 m. more or less from B.L.B.M. No. 3, Bo. of Peñaplata, Mpl.
Dist. of Samal, thence S. 27-06’E., 320.16 m. to point 2; S. 74-44’W.,
459.78 m. to point 3; N. 9-43’W., 265.29 m. to point 4; N. 5-01’W.,
144.88 m. to point 5; N. 81-22’E., 156.50 m. to point 6; S. 83-23’E.,
201.84 m. to point 1, point of beginning. Containing an area of 14.9843
hectares.”

That for and in consideration of the sum of THREE HUNDRED THOUSAND

(Php300,000.00) Philippine currency, the receipt of which is hereby acknowledged and confessed
in hand from Jigger Anthony Liu Ang and Edgardo Cabal Catubog, I, Trifonio Catubog Baliga Jr.,
do hereby sell, alienate and convey may share with an area of 4,688 sq. m. more or less under TCT
1135, together with all improvements thereon, in favor of Jigger Anthony Liu Ang, single and
Edgardo Catubog married to Divina Catubog, filipino and a resident of Panabo City, Davao del
Norte, Philippines or to its respective heirs and assigns and that my right to repurchase above
mentioned lot is hereby be waived.
That by virtue of this instrument, vendee shall take possession of the area and may perfect
its title over the same in their own name.

same persons executed the foregoing instrument and acknowledged to me that the same is their
own free act and voluntary deed.
