1.

0 MECHANICAL SERVICE

1.1 Air Conditioning and Mechanical Ventilation System (ACMV)

1.1.1 General Requirement and Scope

The design comply with the standards of a modern administrative office complex.

The complete Air Conditioning and Ventilation System shall include the following
equipment and ancillaries :

p) Interfacing of the ACMV System with the BMS and other services e.g. fire
protection system,electrical system etc.
q) Control of noise and vibration.
r) Concrete inertia block and plinth for mounting of AHU,Condensor and
pumps
s) Cleaning up painting and labeling of all equipment and accessories
installed
t) Testing and commissioning of all equipment and accessories installed shall
be by qualified third party specialist commissioning company appointed by
contractor subject to ER’s approval.
u) Submission of adequate sets (quantity to be determined by S.O) of concept
design,calculation,design drawing,shop drawings,as built drawings test
procedures, catalogues /material /samples ,method statement, test
result,maintenance manual, operation manuals.

i- Submission of design and calculation,catalogue for ACMV at Data


Centre and Strong Room.
ii- Provide for Factory Acceptance Test / Factory visit.

Note : Utility and perision (ventilation, air charge, positive negative pressure) for lab
equipment and fitting, installation, testing commissioning and all related system
balancing work.

1.1.4 Air Handling System

Air handling shall be achieved using combination of fan coil units (FCU) for small

discrete areas and modular air handling unit (AHU) for large and general areas.
Generally, each AHU shall be arrange to serve maximum area about 1500 m2. No

two areas with different operation requirement shall be served with single AHU.

For optimum space utilization and operation efficiency, the modular variable air

Outdoor fres air flowrate for ventilation shall be varied and control through
modulating air outdoordampers base on the 20% ± 5% of the volumetric air flow.

1.1.5 Ducting distribution

Sheet metal ducting shall be constructed of hot dipped galvanized sheet metal for
running above ceiling and fabric ducting made from polyester shall be used if duct
are expose.

All ductwork conveying conditional air, both supply and return, shall be insulated to
prevent moisture condensation and reduce noise level.
Fire dampers shall be constructed in compliance with AS 1682.Fire dampers shall
be installed where ducts pass through fire rated partitions,wall, and floors. Fire
dampers in floors shall be spring-loaded.

Volume dampers shall be of the opposed blade type with low air leakage.Where
required for shut off duty during the fire mode, e.g return/relief air damper, the
damper shall be constructed to withstand air temperature of up to 200 ºC in
accordance with AS 1668 Part 1.

1.1.6 Air Cooled Split Unit

Air cooled units will be used for similar condition with FCU except for the operation
hours.Each ACSU Shall Have Local Control for 3 speed and on/off of refrigerant

1.2.2 Ventilation System for Kitchens

The kitchen hood exhaust air shall be routed out through the roof. The discharge
point of kitchen hood foul air shall be at a distance from fresh air intake point. Back
flow of the kitchen hood foul air to the building shall be prevented. High performance
oil and odour filter to be provided to the kitchen hood. The kitchen exhaust ductwork
shall be of 1.22mm stainless steel and shall be minimum 75% make up air into the
kitchen for proper air circulation.

For intake of outside make-up air, external wall louvers shall be provided.Minimum
75% make-up air into the kitchen for proper air circulation The Exhaust and

1.2.3 Ventilation for Toilets and Car Parks

All smoke control fans (smoke spill and pressurization) and its motorized
dampers,start stop and status shall be HARDWIRED to the Fire Fan Control Panel
(FFCP) in the Control Room for manual control overriding the fan control
irrespective of the fan status.Note also that fans control shall be of the latching type
whereby,once an on initiation is carried out, it will remain on irrespective of the Fire
Alarm Panel initiation, and can only be re-set from the FFCP.

1.2.6 Smoke Exraction System at Hall Area

Hall area shall be provided with smoke spill fans to give 12 ACH for smoke extract
as per AS 1668. Sufficient make-up air to the above areas shall be provided to
Bomba’s requirements.The fans or air handling system shall cease operation upon
a fire alarm signal for exhausting smoke from the accupied areas.

1.2.7 Staircase Pressurisation And Ventilation System

All egress stairs below ground and centrally located staircase without provision of

Penyelamat Malaysia. The pressurization fans shall draw air from exterior and

1.2.8 Carpark Ventilation And Smoke Extraction System

The smoke extraction system for the basement car park shall be via individual
extraction fan and duct from the individual basement to ground discharge point.The

1.2.9 Fire Mode Operation

Upon fire alarm all air condition and ventilation plant shall stop while the related

smoke spill Fan(s) and pressurization fan(s) shall start to operate. The contractor
must provide the Fire Control matrix for the operation of the overall fire control
system inclusive of smoke spill system,electrical system etc.

1.3 Testing and Commissioning

Testing and Commissioning shall comply with all by-lays, rules and requirement of
the local Authorities. The Sub-Contractor shall be responsible to seek approval from
the S.O. for the method of testing. The Sub-Contractor shall, in general, carry out
his own test and satisfy himself that the test has been satisfactory prior to
appointment for the S.O. or his representative to witness the test. All successful
tests shall be witnessed and approved by the S.O. or his representative. A minimum
of fourteen (14) days’ notice shall be given to the S.O. to verify the test result at site.
The Sub-Contractor shall compile and supply three (3) sets of each test records to
the S.O. An arrangement by contractor shall be made to their principal factory with

minimum 3 representative of DBKL for the purpose of inspection and testing all the
major components. The contractor shall at his own expense provide all necessary

facilities, equipments, power, etc. to carry out on site training for minimum five (5)
