Painting Manito Manor

The building was painted 11 years back and the same is overdue by
atleast 4 years. Besides there are certain repairs and maintenance
works which are required to be carried out to give stability to the
Building and also painting works.
As a first step estimates of work, area and specification of work for
each area of building needs to be assessed. The work broadly
comprise of the following:-
1. Main Building:-

(a) Work of sun/rain exposed Area. Work involves cleaning, filling


cracks, Application of one coat of damp sheath and two coats of
Ultimate.
(Asian Paint Material which is of standard will be used for the entire
painting.)
(b) Cleaning and paintings of all the shades from five sides.
(Specifications as per 1a)
(c) Cleaning and painting of window frames with emulsion paints.
(Area included under 1)
Note:-Balcony areas not to be included here.
2. Compound Wall:- Work specification is same as that of No.1a.
Compound wall painting work to be divided into two.
a. Compound wall having two sides for painting (Front and west
facing wall).
b. Compound wall having one side for painting (back and east facing
wall).

3.Stairs and corridors ( including passages leading to flats and


terrace ) :- Cleaning, filling cracks and putty work, one coat of primer
and two coat of ACE.
4. Painting of Parking Area:-. The work is divided into three parts.
(a) Four sides of Parking Area(Retaining wall) - cleaning, Application
of Primer and two coats of Ace.
(b) Walls, Beams and columns other than covered under (a)-cleaning
and application of two coats of Ace.
(c) Ceiling – Cleaning and application of one coat of ACE.
(d). Cleaning/painting of sump lid and surrounding.
5. Over head water tank :-
(a) 4 sides. Work specification same as no.1a.
(b). Outer walls holding water tank. Same as no.1a.
6. Painting of security room and toilet :-
(a). (inside portion)Cleaning and application of two coat of ACE.
(outside portion is included under 5b).
(b). Cleaning and painting of ceiling (space underneath the water
tank):- Cleaning and application of two coats of ACE.
7. Painting of open balconies:-
(a)Work- Cleaning, crack filling , application of one cot of primer and
two coat of ACE (12 balconies).
(b) Painting of grills on the balconies (excluding included under
exclusive stair of 101 and 102).
8. Waterproofing of the terrace:-
(a) East portion
(b) West portion
9. Painting of grills, rolling shutters, railings and gates (application
of black paint after scrubbing and cleaning of rusted area):-
Situated at the following places:
(a) Grills on compound walls, the wire mesh on the parking
partitions, grills on staircase from parking till the passage leading to
terrace.
(b) Grills on independent stairs of flat no. 101 and 102 (ground floor).
(c) Painting of letter box.
(d) Painting of three gates including repair of one gate at the parking
entrance.
(e) Painting of rolling shutter at the parking.
(f) Painting of collapsable gate at the entrance of the stairs on the
ground floor.
(g) Cleaning and painting of grills on the parapet walls on the terrace
(parapet walls area inside portion to be included under 1a
separately).
(h) Painting of two wooden door frames and one grill gate on the
passage leading to the terrace.
10. Repair and refurbishing works:-
(a) Cutting the iron rods protruding on terrace top and western side
of terrace roof (3 pillars) and carrying out masonary work (with
concrete).
(b) Patch work at back side of the apartment wherever necessary.
(c) Repair of the toilet door of the security.
(d) Covering the terrace walls facing sky with tiles (to protect the
walls from water seepage).
(e) Providing tiles at front window panes and the bottom of the glass
window (to avoid dust and soiling).
(f) Swapping of two glass windows situated at the stairs between
ground and 1st floor.
(g) Any other miscellaneous works which may crop up at the time of
work.
