Painting Specifications
1. All surfaces to be painted will be completely washed with a commercial grade power washer. This will remove dirt, peeling
paint, salt residues, and other contaminants.
2. Mildewed areas may be treated with a mild bleach solution during the power wash.
3. All areas not to receive paint will be carefully protected with plastic or canvas drop sheets. Garage doors, gas meters, roof
tiles, decks, floors, windows, lights, signs, plants, etc., will be carefully masked off or covered.
4. Stucco surfaces will be inspected for holes, cracks, and damage. Damage and holes will be patched and floated to
approximate the existing texture. Some variation in texture is normal.
5. Major cracks in the stucco will be caulked with a siliconized latex caulk. Paint will bridge most hairline cracks.
6. New stucco areas and repairs will be spot primed with a masonry primer prior to painting.
7. All stucco surfaces will be painted one coat with a 100% acrylic paint.
8. The exterior half of all specified doors will be lightly sanded to create a bondable surface, spot primed as necessary and
then repainted one coat with an exterior semi-gloss enamel.
9. Non-ferrous metal, such as chimney cap at clubhouse, gutters, downspouts, wall vents and scuppers will be spot primed
and then repainted the same color and material as the adjacent surface.
10. All areas of work will be cleaned and trash will be properly disposed of after each work day.

Services
Professional services that you can expect from PrimeCo during production:

• Local crews - PrimeCo has crews that live and work in the local area, throughout Southern California.
• Responsible supervision - An experienced foreman will be present on the job at all times and will be supervised by our
project managers to ensure a high-quality result. English-speaking personnel will be readily available.
• Quality products - Only the specified materials will be used on this site. They will be delivered to the job site in clean and
unopened containers and will be applied per the manufacturer’s specifications.
• Experienced staff - Only properly trained technicians will be utilized in performance of this contract.
• Clean job-site - A clean-up will be performed on all areas at the end of each work day. All masking and trash will be
removed and disposed of after painting.
• Job coordination - We will coordinate our efforts and schedules closely with the owners or owner’s agent to ensure a
smooth-running job.
• Satisfaction guaranteed - Owners or their agents will be afforded an opportunity to review our work before accepting it.
Any follow-up work will be completed promptly.
• Environmentally conscientious - We will handle all paint waste and trash created by our work, employing environmentally
safe and legal methods. Unused paint will become the property of the client and will be left on-site as touch-up paint.
• Legal protection - We are fully licensed and insured, including full Worker’s Compensation and $3,000,000 liability
insurance. Specific General Liability insurance for HOA’s and multi-family communities.
• Safe work environment for clients and personnel - We have our own safety programs in force, and we comply with all
applicable CAL/OSHA regulations.

Notes
1. This proposal includes painting of residential buildings, attached garages to residential buildings and the clubhouse building
only. All other surfaces not attached to buildings are excluded (i.e. detached garage structures, carports, common areas,
etc.).
2. We will post notices to let residents know of our painting process and schedule.
3. Residents will be responsible for removing all items from surfaces to be painted prior to our arrival.
4. Our pricing assumes that all bushes and landscaping will be trimmed away, so our painters will have easy access to the
surfaces to be painted.
5. If additional time is required to paint surfaces that have limited or difficult access due to owner-installed items and/or
structures, the surface may be skipped or there may be an additional charge.
6. This proposal is for specified exterior surfaces only.
7. This proposal assumes that the color placement and number of colors used will match the existing scheme.
8. This proposal assumes that the colors chosen will readily cover in one coat.
9. If a significant color change is decided upon, multiple coats may be required at additional costs.
10. Owners will be responsible for providing an accurate, approved list of colors to PrimeCo. Work will not be scheduled until
PrimeCo has an approved color selection.
11. This proposal assumes that water and electricity will be made available either by owners or the Association.
12. The unit entry doors will initially be painted in the closed position but we will make provisions to paint the edge that is
normally covered by the weather stripping. Two Saturday’s will be scheduled to paint entry doors of owners not available
during normal work hours.
13. Stucco, by its nature, is uneven in both thickness and texture. This causes great variation in light reflection and results in the
surface appearance being mottled. The application of paint often intensifies rather than diminishes the illusion.
14. Any surface preparation short of total removal of the old coating may compromise the service length of the coatings
applied by PrimeCo. Previous coatings that were inappropriately applied or improperly applied may have an adverse effect
on subsequent coatings.
15. There is existing damage resulting from water migration through retaining walls. In the absence of proper waterproofing
behind the retaining walls and proper drainage, the water will continue to erode the wall and adversely affect the paint and
stucco.
16. Many surfaces are only accessible by walking around areas with sprinklers and areas only accessible by walking on existing
ground cover or roof tile. PrimeCo’s painters are very experienced at working around fragile areas and walking on roof tiles
and we will make every effort to avoid unnecessary damage. However, this proposal does not include repairs or
replacement of sprinklers, plant material ground cover, broken tile, or other roofing materials.

17. Unauthorized items or trash placed in our trash bins by residents or others will be removed and set beside the bin. If our
client wishes us to dispose of items placed in bins by unauthorized persons, there will be an additional charge for this
service.
18. All painting to be performed per Painting and Contractors of America Standards PDCA P1-92 thru P17-08.

Workmanship Warranty
We hereby warrant that all paint and paint materials applied by PrimeCo in the performance of our contract will be applied in a
professional, workman-like manner, in strict conformance with the manufacturer’s specifications and/or the contract
specifications. We agree to repair or re-apply any and all of our work which does not conform with the contract documents
and/or the professional standard of care common to contractors performing this work. All such remediation work will be
performed per the original contract documents and in accordance with industry standards at PrimeCo’s expense. Materials are
covered by Manufacturer’s warranty. A written Workmanship Warranty will be issued upon completion of the work described in
this proposal.

Terms and Conditions


• Payment schedule must be agreed upon before work commences. Normal billing cycle is every two weeks for work
completed.
• Balance is due and payable upon presentation of invoice. Payment is due within 15 days.
• Once signed by both parties, this proposal shall become the sole governing document and shall supersede all other written
or verbal agreements.
• If legal action is required to enforce any provision of this agreement, the prevailing party is entitled to collect actual
attorney’s fees.
• A finance charge of 1% per month will be added to outstanding balances 30 days past due from the date of invoice.
