DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale made and executed on _____________________ by and

between:

Sps. JOSEPHINE DELA CRUZ & ARMANDO DELA CRUZ both of legal ages,
Filipinos , and with postal address at No. 9-A Payte Street, Masambong, Quezon City
hereinafter referred to as the VENDORS;

- in favor of –

CORNELIO A. NEPOMUCENO, single, of legal age, Filipino and with postal

address at Tumana, Sta. Maria, Bulacan hereinafter referred to as the VENDEE.

WITNESSETH:

WHEREAS, the VENDOR is the lawful and registered owner of a parcel of land situated in
Caloocan City and which real (“property’) is duly covered and described under Transfer
Certificate of Title No. T-431477 (M) of the Office of the Registry of Deeds for Caloocan
City and with an area of two hundred sixty five (265) square meters and which is hereby
more particularly described and bounded as follows:

TRANSFER CERTIFICATE OF TITLE NO. T-431477 (M)

A parcel of land (Lot 25, Blk. 20 of the cons. subdm plan Psd-03-007013, being a
portion of Lot 1-B LRC Psd-314713 LRC Rec. No.) situated in the Bo. of Pulong Buhangin,
Mun. of Sta. Maria, Prov. of Bul. Bounded on the SE., along line 1-2 by Lot 29 on the SW.,
along line 2-3 by lot 26, along line x x x x x x containing an area of TWO HUNDRED SIXTY
FIVE (265) SQUARE METERS, more or less.

WHEREAS, the VENDEE has offered to buy and the VENDORS has agreed to sell the
above-described parcel of land for the price and under the terms and conditions set forth
herein below:

NOW THEREFORE, for and in consideration of the premises, and more specifically of the

Philippine currency, the receipt whereof is hereby acknowledged from the VENDEE to the
entire satisfaction of the VENDORS, the said VENDORS do hereby sell, transfer and convey in a
manner absolute and irrevocable, in favor of the BUYER, his heirs and assigns the above
described parcel of land.

That the VENDOR hereby warrant valid title to, and peaceful possession of the property
herein sold and conveyed, and further declare that the same is free and clear of all liens and
encumbrances of any kind whatsoever.

IN WITNESS WHEREOF, the parties have hereunto set their hands and affixed their
