Ventilation requirements:
Lease space ventilation: 5 cfm per person plus 0.06 cfm per square foot. Estimated total for the
building HRV is 1500 cfm.
Restroom exhaust rate: 70 cfm per toilet or urinal. Estimated total for the building restroom HRV
is 600 cfm.
PLUMBING SYSTEMS
Plumbing for the fixtures will be designed. This includes new restrooms, shower, 4 wall hydrants
and rough-in for possible sinks in each lease space. Domestic hot, cold and recirculation piping
will be designed for the core/house restrooms. Domestic cold and sanitary sewer and vent will be
designed for each lease space.
Restroom water closets are to be floor mount, tank type fixtures. Urinals are to be wall hung with
manual flush valves.
Restroom lavatories are to be wall hung porcelain type with manual faucets.
One building shower room will be designed.
A new electric domestic water heater will be designed for the restroom areas. This will include a
recirculation system.
Plumbing rough-in for future sinks in each lease space will be designed. This includes below
grade waste piping for the lease areas. It is proposed to provide 4” waste, 2” vent and ¾” cold
water valved and capped to each lease space for future extension.
Water heaters for any possible future sinks in the lease areas are not included.
UTILITIES
The natural gas load for the building is estimated at 200,000 btu/hr. One house natural gas meter
will be designed for the building.
The domestic water service is required to be 1-1/2” and will be connect to City of Bozeman water
mains in the future.
The sewer service is required to be 4”.
Storm sewer system is not included.
Mechanical space will be needed for piping, ductwork, water heaters, water meter, gas meter and
roof top equipment. Duct routing from above the restrooms is required.
Space and access to the mechanical equipment above the restrooms for the furnace system and
two HRV’s is required.
Access to the roof equipment is required.
Space for fan coil units is needed in each lease space.
Space for roof mounted condensing units is needed.
POWER
Branch circuit panels will be designed flush mounted within the interior corridor wall. Each of the
12 lease areas and one common branch circuit panel will be provided throughout the building.
Each panel will be fed independently from the main distribution panel.
The power design will include Mechanical and Plumbing equipment connections required for each
independent tenant space fed from the tenants’ respective branch circuit panel.
All Mechanical equipment connections will be included within the design, a brief description of the
systems are listed below:
o One split system VRF system for each tenant space each consisting of one (1)
condensing unit, (1) ducted terminal unit and (1) one electric duct heater.
o One (1) furnace and condensing unit system for the common ‘House’ area(s) with an
electric duct heater to temper the outside air.
o Two (2) Heat Recovery Units (HRV)
o Bathroom exhaust fans
o One (1) water heater for the bathrooms
General receptacles will be designed throughout the common corridors and rooms of the building
for cleaning and convenience.
General receptacles and data outlet rough-ins will be designed throughout the lease area(s) as
needed for general open office space.
LIGHTING
Light fixtures:
Interior Lighting Design:
o Corridors will be illuminated using simple industrial strip light(s), either LED or
fluorescent, suspended at different angles down the corridor.
o Janitorial, Storage, Mechanical and Electrical rooms will be illuminated using industrial
strip light fixtures with wiregaurds.
o Restrooms will be illuminated using a mixture of LED downlights and vanity light fixtures.
o Tenant spaces will be illuminated using simple industrial strip light(s), either LED or
fluorescent, suspended or surface mounted from available building structure in a general
layout. Future tenants may then keep general lighting or add more specific task lighting
depending on their use of the space.
o LED exit signs will be provided per code to mark the egress paths and exits within the
building.
Exterior Lighting Design:
o Linear LED light fixtures will be provided within alcoves to illuminate the entrances.
o Small LED flood or spot lights will be utilized to light signage.
o LED wall packs will be provided uniformly around the building at an elevation of approx.
12’-0” AFG to wash the building as well as provide light for pedestrians.
Emergency egress lighting design will be provided by feeding pre-determined light fixtures from
an emergency lighting inverter.
SPECIAL SYSTEMS
IT Infrastructure Design:
Five (5) 2” conduits will be provided from the nearest Telecomm junction boxes(s) to the
Telecomm room. The conduits are for the Telecomm utilities to provide their service(s) to the
building.
One (1) 1 ½” conduit will be provided from the Telecomm Room to each tenant space. The
conduit will be provided adjacent to each branch circuit panel for use by the future tenant.
Data Outlet rough-ins will be designed throughout the tenant space(s) with conduit up to the
ceiling.
IT Equipment and cabling are not included within the shell design.
