FELIPE F. CLEMENTE, of legal age, widower, Filipino citizen,

with residence and postal address at Billiard Drive, Baliwasan,
Zamboanga City, Philippines, hereinafter called the VENDORS,
- in favor of –
SPOUSES BOY MANSUL and MARIETA C. MANSUL, both of legal age,
married to each other, Filipino citizens, with residence and
postal address at Resurreccion Drive, Aurora Village, Tumaga,
Zamboanga City, Philippines, hereinafter called the VENDEES.

WITNESSETH: THAT -
WHEREAS, the VENDORS are LAWFUL CO-OWNERS of undivided interest in
that certain parcel of land situated in Manicahan, Zamboanga City,
Philippines, described as follows:
A parcel of land 784-I-4 of the draft subdivision plan herein attached as Annex A, being a
portion of lot 784-I, Psd-09-046530, situated in the Barangay of Manicahan, City of
Zamboanga, Island of Mindanao; containing an area of TWO THOUSAND NINE HUNDRED
EIGHT(2,908) SQUARE METERS, and which forms part LOT 784-I, Psd-046530, being a
portion of Lot 784, Cad. 124, Zamboanga Cadastre, situated in the Barangay of Manicahan,
City of Zamboanga, Island of Mindanao; containing an area of FIFTEEN THOUSAND SIX
HUNDRED SIXTY ONE(15,661) SQUARE METERS; covered by Original Certificate of Title No.
T- 8913 the Register of Deeds for Zamboanga City.
WHEREAS, the VENDORS are the heirs to the Estate of the late Gerardo
Clemente married to Gloria Clemente;
WHEREAS, Gerardo Clemente is one of the children of Prospero
Clemente, who inherited the abovementioned lot from his father, Lucas
Clemente.
 WHEREAS, Lucas Clemente is one of the Registered owners of Lot 784,
Cad. 124, together with Antonia Clemente, Prospero Clemente, Loreto
Clemente, and Jose Clemente.
WHEREAS, the herein VENDORS have offered to sell and the VENDEES
have agreed to buy the abovementioned lot;
NOW, THEREFORE, for and in consideration of the premises, and more
specifically of the sum of THREE HUNDRED TWENTY THOUSAND PhPESOS & 00/00
CTVS.(PhP320,000.00), the receipt whereof is hereby acknowledged from the
VENDEES to the entire satisfaction of the VENDORS, the said VENDORS do
hereby SELL, TRANSFER, AND CONVEY, in a manner absolute and irrevocable,
in favor of the VENDEES and their assigns the land above-described.
That the VENDORS do hereby warrant valid title to, and peaceful
possession of the property herein sold and conveyed, and further declare
that the same is free and clear of all liens and encumbrances of any kind
whatsoever.
IN WITNESS WHEREOF, the VENDORS have hereunto set their hands at the
place first above written on this ___ day of October, 2011.
