SUBJECT : Implementation of Monthly Condominium Dues Effective September 2018

Dear Valued Unit Owners,

Please be informed that the collection of Partial Condominium Dues by Avida Towers Prime Taft
Condominium Corporation will be implemented starting September 1 to December 31, 2018. Please
note that the dues to be collected this year are only partial, because Avida had already shouldered
major expenses of 2018 including Real Property Taxes and Building Insurance. The partial dues does not
cover the expenses of the Amenity Area, given that it is not yet operational, thus it will only be used
mainly for the utilities, administrative and service expenses for the condominium. Approved rates are
as follows:

Partial Condominium Dues Rate/Month


Residential Units Php63.00 per sqm
Parking Php625.00 per slot

Effective January 2019, Full Condominium Dues shall be implemented as approved by the Board of
Trustees, with rates listed below:

Residential Units Php84.00 per sqm
Parking Php750 per slot

The Condominium Dues shall be collected from every member to defray the administrative cost and
operational expenses of the Condominium. Release of Statement of Account (SOA) shall be on a
Quarterly basis, however, you may opt to pay monthly effective September 1, 2018.

Your timely payment of the association dues will be highly appreciated to continue the operation,
maintenance and delivery of services for the Condominium. Dues will cover the following expenditures:
- Upkeep, Repairs and Maintenance of Residential Building, Equipment and Common Area
- Utilities (Electricity and Water) of Common Area
- Administrative, Security, Technical, Housekeeping and Preventive Maintenance Services
- Insurance, Taxes and Licenses of Common Area
- Miscellaneous expenses

Kindly take note that failure to pay the dues and special assessment on time will incur 2% interest and
penalty per month.

Hierarchy of Payment shall also apply:


1. Interest and Penalties – 2% interest and penalty per month, simple interest shall be implemented.
2. Principal Amount of Assessments Dues – to be applied first to past dues before the current dues.
3. Water Charges – in case of water disconnection, settlement of reconnection fee first is applied.
4. Other Charges

You can pay your upcoming dues thru the following channels:
1. The Administration Office c/o Billing and Collection Officer.
2. Dated Check named to, Avida Towers Prime Taft Condominium Corporation
3. Over the Counter (OTC)* payment on any BPI branch.
*OTC payments will only be credited and acknowledged upon submission of the ORIGINAL deposit slips
in exchange of your Official Receipt.

The September 2018 Statement of Account (SOA) will be made available in your respective mailboxes
located in Tower lobby on October 5, 2018, together with the October 2018 SOA. Should you have any
