Personal Project Notes: (From intro presentation)
• The Cincinnati Nature Center is a non-profit nature education organization founded in

1965.
• The Cincinnati Nature Center is the largest member supported nature center in
the country with over a 150,000 visitors a year.
• The Cincinnati Nature Center award winning trails wind through eastern
deciduous forests, fields, streams and ponds in Milford, Ohio just east of
Cincinnati spanning 1,025 acres.
• The purpose of the Cincinnati Nature Center is to enrich lives by inspiring passion for
nature to experience education and stewardship.
• The Cincinnati Nature Center believes in the power of community and respect
for all lives.
• The Cincinnati Nature Center believes in personal experience, stewardship of
the land and a commitment to sustainability.
• With 50 years of land and habitat management experience and a mosaic of
diverse native habitats on 1,600 acres, Cincinnati Nature Center is establishing
the Center for Conservation & Stewardship.
• The Center will act as a community resource by promoting research, developing
education programs and helping people become better stewards of the land in Greater
Cincinnati.

Project Building Summary: (From page 4 of the NHP application)
“The Groesbeck House is a large [7,880 square feet] two-and-a-half-story Tudor Revival fieldstone
country house, which was completed by 1920 for Grace and Glendinning Groesbeck. Irregular in
plan, the house is characterized by a steeply pitched hipped slate roof with a front gable. The long
roofline and grouped steel casement windows create a strong horizontal orientation. The interior of
the house reflects Arts and Crafts influences in its hand-made wrought-iron light fixtures and
hardware, oak woodwork, and built-in cabinetry. The house and surrounding 200-plus hilly wooded
acres are part of the Cincinnati Nature Center. Contributing buildings on the property are a stone
greenhouse, frame bulb house and bulb-drying shed. The property also includes many stone
landscape features—an undulating garden wall, stone-edged paths, and remains of a circular rose
garden near the house, and steps and a bench on footpaths in the surrounding woods.”
Project Scope:
The CNC Executive Director, Bill Hopple has provided a listing of spaces and square footages that will be
required in the new Center for Conservation and Stewardship (CCS). The CCS will need office spaces,
conference/meeting spaces, research labs, classrooms/training rooms, a small retail gift shop, and ADA
Accessible Restrooms. The CNC would like the design for the CCS to embrace the historic style and
features of the existing building, preserving any significant interior and exterior craftsmanship. Keeping
Historic Precedent: (Tudor House · 800 Arrowhead Villa Rd Lake Arrowhead 92352)
• Originally a Roaring 20's casino and speakeasy, The Tudor House was built in 1928 by mobster Bugsy Siegel.
• After realizing that Lake Arrowhead was quickly becoming the escape for the Hollywood elite, Bugsy opened this
exclusive members-only resort in 1929, the height of prohibition.
• At that time, the resort included luxury guest quarters (The Bracken Fern Manor, still in existence today), horse stables, an
Olympic sized pool, tennis courts, a private gas station, an artisan well which was used for moonshine, and most importantly -
privacy.
• All at a rumored cost of over $1 million dollars.
• This sprawling retreat in Arrowhead Villas has been completely restored to its original magnificence and is now a dining and
private event venue.
• The Tudor House offers a unique setting and is an ideal site for the wedding of your dreams.

2010 STANDARDS FOR PUBLIC ACCOMMODATIONS AND COMMERCIAL FACILITIES: TITLE III
§36.405 Alterations: Historic preservation.
(a) Alterations to buildings or facilities that are eligible for listing in the National Register of Historic Places under the National Historic Preservation Act (16 U.S.C. 470 et seq.) or are
designated as historic under State or local law, shall comply to the maximum extent feasible with this part.
(b) If it is determined that it is not feasible to provide physical access to an historic property that is a place of public accommodation in a manner that will not threaten or destroy the
historic significance of the building or the facility, alternative methods of access shall be provided pursuant to the requirements of subpart C of this part.
202.5 Alterations to Qualified Historic Buildings and Facilities. Alterations to a qualified historic building or facility shall comply with 202.3 and 202.4.
EXCEPTION: Where the State Historic Preservation Officer or Advisory Council on Historic Preservation determines that compliance with the requirements for accessible routes,
entrances, or toilet facilities would threaten or destroy the historic significance of the building or facility, the exceptions for alterations to qualified historic buildings or facilities for
that element shall be permitted to apply.

SITE ACCESS Site Arrival Points: OBC 1104.1: At least one route within the site shall be provided from accessible facilities; public transportation stops; accessible parking; accessible
passenger loading zones; and public streets or sidewalks to the accessible building entrance served. Exception: Other than in buildings or facilities containing or serving Type B units,
an accessible route shall not required between site arrival points and the building or facility entrance if the only means of access between them is a vehicular way not providing for
pedestrian access.
1104.2 Within a site. At least one accessible route shall connect accessible buildings, accessible facilities, accessible elements and accessible spaces that are on the same site.

Building Codes Analysis

Note: The local code official have reviewed the preliminary project documentation and has determined the following exemptions and approvals by the code official:
1. In terms of accessibility, as long as a) a portion of the office space required by the project (at least one workstation/private office) is located on the first floor and is accessible and
b) the minimum number of ADA plumbing fixtures for each sex are located on the first floor; an elevator or lift to access the second floor will NOT be required.
2. As long as bottled or filtered tap water is provided on each floor, a water fountain will not be required.
3. Because this is a mixed-use occupancy project with a maximum occupancy load of between 50 and 75 people, and because of the historic significance of the existing structure,
the building is not required to have an automatic sprinkler system installed. However exit and emergency signage as well as fire extinguishers should be provided per the code. The
code official also noted that because of the construction materials in this home, there is an inherent decreased fire risk - it has interior stone floors and stone exterior walls with a
plaster.

Historic Preservation: (Criteria & Findings)
Property embodies the distinctive characteristics of a type, period, or method of

construction or represents the work of a master, or possesses high artistic values,
or represents a significant and distinguishable entity whose components lack
individual distinction.
Statement of Significance Summary Paragraph

The Groesbeck House is an excellent example of Tudor Revival architecture with Arts and Crafts
details, specifically oak woodwork, built-in cabinetry and handmade metal light fixtures,
hardware and sculpture. Contextually, it relates to the influence of period revivals and the Arts
and Crafts movement in Cincinnati. The estate meets National Register Criterion C in the areas
of Architecture, Art and Landscape Architecture. In the area of Architecture, it is one of the
earliest and best residential examples of Tudor Revival mixed with Arts and Crafts elements in
Cincinnati and of the work of noted architects Burroughs & Deeken. In the area of Art it is
significant for its many exquisite handmade metal fixtures designed by Marie Zimmermann. In
the area of Landscape Architecture, it is significant for its garden infrastructure and stone
landscape features put in place by Grace Groesbeck who hired and was influenced by the English
garden designer Gertrude Jekyll. The nomination includes three contributing support structures.
It also includes landscape features—an undulating garden wall, a circular rose garden, steps, and
stone-edged paths—which are counted as one contributing site.
Acoustics
With the vaulted ceilings the wooden floors and stone walls and the floors the acoustics will be greatly valued, but may need toad
some carpet and possible wallpaper wainscoting to deflect any echoing within the spaces.
Functional Relationships/Adjacencies
*Rooms can serve multiple purposes, but should be converted from one purpose to the other quickly and easily.
• Event Spaces - indoor and outdoor spaces to accommodate from 10-75 people; for small weddings, receptions, corporate
cocktail parties, banquets, and small formal celebrations; flexible furniture arrangements preferred, when not used as event
spaces, can be used as larger meeting spaces for board meetings, conferences, and trainings.
• Bride’s / Prep Room – preparation room for brides or other event personnel. This room should be convenient or adjacent to a
restroom, large enough for several people to assist bride in pre-wedding preparations.
• 2 Meeting Rooms / Lounges – minimum 300 sf each; flexible furniture arrangements to accommodate formal meetings,
trainings, dinners, or casual lounge meetings; convenient to a bathroom.
• Event Support Spaces – such as catering kitchen, bar area, storage for cocktail and serving utensils, tables, chairs, linens etc.
• Office Spaces – 500 sf of office space for 4 directors (can be divided and/or configured into shared spaces) Shower, dressing
room – a single shower and dressing room for employees who bike to work or hike while on the grounds

• Break Room – approx. 100 sf for employee breakroom
• Intern Offices – Office Space for 4 interns
• Laboratory Space – convenient to exterior; approx. 400 sf of flexible laboratory space for environmental field experiments,
with flexible lab tables, stools, and power locations
English Tudor Revival Findings
Significant historic event:

In the area of Landscape Architecture, it is significant for the design of its grounds
including the remains of a circular rose garden and stone paths, walls, bridges,
and benches. These items were commissioned and built under the direction of
Grace Groesbeck who hired and was influenced by the English garden designer
Gertrude Jekyll.
• Grace Groesbeck’s deep interest in gardening led her to co-found the prestigious Garden Club of
Cincinnati in March, 1914 and serve as its first secretary. The club affiliated with the Garden
Club of America in 1915. In a memorial for Grace in 1958, members Natalie P. Bosworth (Mrs.
Charles W.) and Helen W. Eustis (Mrs. George D.) wrote of Grace’s generosity and modesty,
exquisite delphiniums, wooded hillsides filled with daffodils, love of birds, and the fact that she
was “one of the first few dirt gardeners.” Records of the Garden Club reflect that “many plants
were exchanged by members, especially the Krippendorfs and Groesbecks who lived side by
side…”2 Gardens of the Groesbecks, Krippendorfs, and the Aulls (in Dayton, Ohio) were on a
tour for the National Meeting of the Garden Club of America in Cincinnati in 1928.

Concept Statement
• Embracing every essence of history within the Tudor home and its surrounding is the perfect envision
in mind for many to endure. A calm, fresh, contemporary and comfortable approach would best
define the general mood and environment. To cater to the preservation and craftsmanship of the
interior and exterior, an open and inviting space is key. The numerous vertical windows and dominate
vertical and straight lines throughout, provide a gratifying composition to the Center for Conservation
and Stewardship (CCS). Natural colors of beige, light & purple/pink with hints of green and dark grey
and blue will be used throughout the space to emphasize the calm and fresh composition. These hues
complement traditional Tudor materials such as brick, stone, concrete, and slate. Environmental
friendly, cozy & contemporary solid and floral textured fabrics for the furniture; offer calmness,
contentment and a sense of a relaxed atmosphere. The natural colors and calm textured fabrics
alongside the numerous vertical windows and dominate vertical & straight-lines throughout the space
will all work together to create a focus on improving the indoor air quality and efficient material
usage.

Lighting –Retail Space Research
• In the non-retail spaces I chose to use more diffuse lighting. When you
use luminaires that are more diffused than direct source lighting, it can
help reduce unpleasant glare in big spaces. Uniformity is a very
important aspect in larger and open spaces. I tried to properly spaced
luminaires and put them around evenly to light up the spaces properly,
reducing the amount of work the eye has to do to adjust.
• I chose to use LED lighting within all the luminary options. According to “Energy.gov”,
the LED option for the recessed lighting, 2x2, 2x4 and tracking lighting will:
• Emit very little heat
• In comparison, incandescent bulbs release 90% of their energy as heat and CFLs release about 80% of their
energy as heat
• The high efficiency and directional nature of LEDs makes them ideal for many industrial uses
• Widespread use of LED lighting has the greatest potential impact on energy savings in the United States

Justification
• Option #1
• To adhere to the clients desires to embrace the historic style and
features of the existing building, I wanted to re-create history with pieces of the
Tudor era. From the parquet flooring, Arched book shelves and the wall paneling
it just seemed right to captured these main details in the retail space. One thing
that I really think will bring this place to life is using the arched inset bookcases as
a display area will really make it feel just right. As for the color scheme, I was
inspired by the dominate green chairs from my inspirational living room photo
with the light and neutral cremes and browns to help bring out the green.

• Wainscoting will never grow old or go away. It brings forth a classy and
historic resemblance of the past time. It was used in the Tudor era with
lower inset bookshelves and flat panel wainscoting. Light brown and a
brave pink was inspired by the elegancy and tough dominance this era
brings within the room, accented greatly with a faux beams within the
ceiling.
Justification
The main goal and focus within this assignment was to ensure that every room
that was entered, whether it be the offices or restrooms the client and customers that
walked the halls of this historic place felt as if it were truly preserved as a Tudor
home. The appreciation and minor details will really be the key to the success of this
project. All the materials and assets that were chosen are sustainable, easy to apply
(i.e. tracery ceiling panels) and take a minimal amount of time to place in each room.
And to make it even more manageable every sheet of wallpaper and paint is
environmental friendly.

Milestone Report #1
• This assignment really took a lot of research, detail, time and really
tested everything that we have learned thus far. I enjoyed the research
and findings for this assignment because it gave me outlook on what to
expect once I become an interior designer. I do need to make sure I pay
attention to my notations for the images I implement to ensure they go
with the right graphics and pay attention to my works that have been
sited. I have fixed all the suggestions from my peers and instructor. I’ll
make sure to look over my next assignment a bit more before I turn it
in.
Milestone Report #2
• Reflecting back on this week, I have really grasped the understanding of
patience and paying attention to detail within assignments. I did a lot of
extra work ahead of time, but not in a good way. I overlooked a simple
step in the assignment when asked to do a schematic plan for a retail
space and not the entire 1st and 2nd floors. Paying attention to
instruction could have saved me time, time to really work on the ideas
that I had for all the rooms within our project. Another aspect of this
assignment that I really thought about was circulation within the
downstairs area. I have to think about access for everyone so it is a true
universal public area.
Milestone #3 Reflection
This milestone was a very detailed week, applying all the specifications, codes and
sustainable aspects within each assignment took some time. Even though it took
some time it really showed how important the codes and sustainable applications can
affect the choices of materials that we need to apply as interior designers. Another
area that we had to focus on was making sure all applications within the restrooms
were ADA compliant. It really helps when companies put all the codes and ADA
compliant aspects on their websites. Now I truly know what to look for when it
comes to specifications within our projects.
Milestone 4 Report
These past couple of weeks have tested and really brought out the best out of all of us. This week
adding our furniture and fixtures of choice to our floor plans really set the reality perspective. It lets us
know if our measurement were correct with each furniture selection. It also lets us know if we have
followed every standard for accessibility for everyone. This was a bit challenging because not everything
that I wanted to include in this project was able to be used, but in the long run the choices I made were
best suited for the client.
