Mongkok. Site area is around 12,000 m2 and total GFA
equals to 170,500 m2

„ Consists of a 60 storeys Office Building exceeding 250 m


high, Retail Block with an atrium of 137000 m3 in volume,
750 rooms Hotel Building with Integration of a GIC and
Public Light Bus Terminus

„ Completion Expected Mid 2004 for Hotel and Late 2004 for
office and Retail Areas

„ Total installed AC loading is 10150 RT and all chillers to
use fresh water cooling towers for energy efficiency

„ Direct Digital Control Variable Air Volume (VAV) AC


system for office to achieve best energy efficiency and
operation flexibility

„ Office floor to floor 3900 mm with finished ceiling height of


2620 mm including a 150 mm raised floor for
telecom,data and power wirings

„ 17 nos. 1.5 MVA transformer and 27 nos. 1.0 MVA


transformer with substations either above or below ground

2. Heating Ventilation & Air-conditioning Design


„ Water cooled chiller system for the whole
development was adopted after lengthy liaison with
the Water Authority. This can achieve over 25 %
energy saving (represent around HK$ 8.0 M) in AC
power annually

„ Variable speed drive control for retail chillers to cope


with the frequently AC varying load characteristics of
the retail areas. This can reduce the AC power
energy by a further 8 to 10 %

„ Variable Air Volume (VAV) control system for the


office areas for better energy management

3. Other Energy Saving Proposals

3.1 Variable Speed Drives

„ Variable Speed Drives are very effective means


to save electricity by varying the E&M
equipment output to closely meet the load
demand. We have adopted variable speed
drive fans, pumps and motors in various E&M
equipment of this development to achieve
energy saving

3.2 Retail Variable Drive Chiller Systems

„ Used because retail loads are more fluctuating and


individual chiller capacity is larger where part load
performance efficiency is better

3.3 Variable Air Volume Design (VAV)

„ Office using Variable Air Volume (VAV) Design and this is


in fact nearly a standard design for most first class office
buildings in Hong Kong

3.5 ‘Fresh Air on Demand’ for the Retail


Arcade Areas

„ Pre-cooled fresh air will be supplied to the retail area


at a rate of 120 m3/sec and controlled by means of
CO2 sensors at returned air plenum

„ Due to variation in nos of retail shoppers during


different times of the day, supply of fresh air will be
suitably controlled such it is directly proportional to
population of the retail area for energy saving

3.6 Full Energy Reset Control for Hotel Guestrooms

„ Hotel room lighting and A/C will be controlled by key tag


and BMS to achieve energy saving

„ Guest room AC will be reset to higher room temperature


around 26 C with fan speed running at low speed
automatically when guest leaves the room

„ Hotel operator can remotely control via BMS and reset


guest room AC condition to suit energy management
scheme

3.7 Heat Pumps for AC heat recovery for hotel hot water supply

„ Waste heat recovery heat pumps form the base hot


water heating plant of the hotel

„ Average COP is around 3.5 compared to electric or gas


boiler of which the COP is normally less than 1
