CONSTRUCTION MANAGEMENT

Is a professional service that uses specialized, project management techniques to


oversee the planning, design, and construction of a project, from its beginning to its end.
The purpose of CM is to control a project's time, cost and quality. CM is compatible with
all project delivery systems, including design-bid-build, design-build, CM At-Risk and Public
Private Partnerships. Professional construction managers may be reserved for lengthy,
large-scale, high budget undertakings (commercial real estate, transportation
infrastructure, industrial facilities, and military infrastructure), called capital projects.

The functions of construction management typically include the following:

1. Specifying project objectives and plans including delineation of scope, budgeting,


scheduling, setting performance requirements, and selecting project participants.
2. Maximizing the resource efficiency through procurement of labor, materials and
equipment.
3. Implementing various operations through proper coordination and control of
planning, design, estimating, contracting and construction in the entire process.
4. Developing effective communications and mechanisms for resolving conflicts

ON SITE CONSTRUCTION MANAGEMENT

On site construction management involves managing construction projects within the


site, such as buildings, bridges, roads or industrial facilities. The people responsible here
are the workers/laborers and contractor which is assigned to a construction project during
the design or once the design has been completed by a licensed architect. This is done by
going through a bidding process with different contractors. The contractor is selected by
using one of three common selection methods: low-bid selection, best-value selection, or
qualifications-based selection. In short, people assign on site is the one who manage the
construction stage which begins with a pre-construction meeting brought together by the
superintendent. The pre-construction meeting is meant to make decisions dealing with
work hours, material storage, quality control, and site access. The next step is to move
everything onto the construction site and set it all up.

METHOD OF CONSTRUCTION

Site based assembly methods include the use of traditional components but in
innovative designs including establishment of manufacturing facilities at construction sites.
On site Systems comprise many methods which benefit from the use of modern materials.
As the name implies, these systems are mainly assembled or constructed on site. The
methods are many and varied, the ―Systems Approach leads to increased speed & quality.

in an innovative ways.

VARIETY OF SYSTEMS IN ON SITE CONSTRUCTION


1. Tunnel Form
- Concrete bays cast between “L” shaped steel shutters. The end of the bays are
in filled with other materials (eg masonry, light gauge steel or timber frame
panels) to create habitable space.
2. Insulating framework
- Insulation in the form of hollow blocks or sheets used as permanent
shuttering for concrete to create the external walls of dwelling. Very airtight
and thermally efficient dwellings are created using the system. Essentially a
Manufactured Prefabricated Insulated Shutter which is built from individual
“Blocks” which are then reinforced and the voids are then concrete filled.

OFF SITE CONSTRUCTION MANAGEMENT

Off site construction management involves managing construction projects, such as


buildings, bridges, roads or industrial facilities inside the office within the site. In the
construction industry, site manager often referred construction managers, site agents or
building managers are responsible for the day-to-day on site running of a construction
project. They must oversee a variety of resources, including labor, equipment, materials
and capital. They must also deal with numerous local and federal regulations, as well as
coordinating with workers, contractors, architects, subcontractors, developers, engineers
and more. They are the one who control and co-ordinate activities on site to ensure that
construction work is completed on time and to budget. They schedule when work is done
and complete quality control checks to ensure that all operatives on site adhere to high
standards of work. They have to consider logistics, health and safety, environmental
concerns, sustainable development, and the impact on close neighbours and the general
public. Over all, they should have the ability to handle public safety, time management, cost
management, quality management, decision making, mathematics, working drawings,
and human resources.
