DEED OF ABSOLUTE SALE OF RESIDENTIAL HOUSE & LOT

WITH ASSUMPTION OF MORTGAGE

KNOW ALL MEN BY THESE PRESENTS:


That I, RENNA FERN AQUE QUEBEC of legal age, single, with residence and postal address in
Poblacion, Enrique Villanueva, Siquijor, herein after referred to as the VENDOR; and

Spouses PACIFICO JR. S. DE LARA, & RAQUEL G. DE LARA, likewise of legal age, married,
with residence and postal address in Ma. Asuncion Village, Daro, Dumaguete City, Negros Oriental, herein
after referred to as the VENDEES;

That the Vendor is the owner in fee simple of ONE (1) UNIT RESIDENTIAL HOUSE & LOT (Lot 5,
Block 10), herein below describe as follows:

“Lot 5, Block 10, of the subdivision plan Psd-07-074552 being a


portion of 1549, Sibulan, Cadastre, situated in the Barrio of Bolocboloc,
Municipality of Sibulan, Province of Negros Oriental, Island of Negros.
Embraced by Transfer Certificate of Title No. T-42015. Bounded on the
NE along line 1-2 by ROADLOT 4; on the SE along line 2-3 by Lot 4,
Block 10; on the SW along line 3-4 by Lot 15,Block 10, along line 4-5 by
Lot 14, Block 10; along line 5-6 by Lot 13, and on the NW along line 6-1
by Lot 6, Block 10, all of the subdivision plan. Containing an area of
SEVENTY TWO (72) SQUARE METERS, more or less, her title thereto
is evidenced by a Contract to Sell, executed on July 02, 2012, and
notarized by Atty. Raymund J.A. Mercado, under Notarial Registry
Doc. No. 129; Page No. 27; Book No. 30; Series of 2012”;

WHEREAS, the said RESIDENTIAL UNIT and Lot No. 5, Block 10, is presently mortgaged to the
Pag-IBIG Mutual Fund under the Housing Loan System in the principal sum of Six Hundred Fifty Two
Thousand Five Hundred Sixty Four & 19/100 Pesos (P652,564.19);

WHEREAS, the VENDOR has offered to sell and the VENDEES has agreed to buy the above-
described RESIDENTIAL UNIT and Lot No. 5, Block 10 for the total price of FIVE HUNDRED SEVENTY
FIVE THOUSAND PESOS (P575,000.00), payable in the manner and form set forth herein below:

NOW, THEREFORE, for and in consideration of the sum of FIVE HUNDRED SEVENTY FIVE
THOUSAND PESOS (P575,000.00), Philippine currency, the said VENDOR does hereby sell, cede,
transfer and convey, in a manner absolute and irrevocable, unto the VENDEES, their heirs and assigns the
above described RESIDENTIAL UNIT and Lot No. 5, Block 10, together with all the improvements existing
thereon, free and clear of all liens and encumbrances excepting the mortgagee as may be subsisting in
favor of Pag-IBIG Mutual Fund under the Housing Loan System;

The VENDEES does hereby accept this sale and binds themselves to assume as they hereby
assumes the payment of the unpaid balance of the mortgage in indebtedness of the VENDOR amounting
to Six Hundred Fifty Two Thousand Five Hundred Sixty Four & 19/100 Pesos (P652,564.19), Philippine
Currency, for the loan with Pag-IBIG Mutual Fund under the Housing Loan System, as of this date in
favor of the afore-named mortgagee and does hereby further agree to be bound by the precise terms and
conditions therein contained.

The VENDOR shall secure the approval of the Mortgagee to the assumption by the VENDEES of
the mortgage over the subject RESIDENTIAL UNIT and Lot No. 5, Block 10, set forth in the Mortgage
Agreement:

IN WITNESS WHEREOF, the parties have hereunto affixed their hands this 14th day of November
2018, in Dumaguete City, Negros Oriental, Philippines.

appeared the Vendor and the Vendees with their individual competent evidence of identity, indicated below
their names.

This instrument refers to a DEED OF SALE OF RESIDENTIAL UNIT and Lot No. 5, Block 10 WITH
ASSUMPTION OF MORTGAGE, consists of two (2) pages, including this page wherein the
acknowledgement is written, signed by the parties and their instrumental witnesses on each and every
page thereof, and sealed with my notarial seal.
