Basis: Contract; Law on Sales: Vendor sold a parcel of land for a consideration of P400,000.00 to vendee.

KNOW ALL MEN BY THESE PRESENTS:

I, HELEN GRACE A. ELACION (Vendor) of legal age, Filipino, married to ALFRED


G. ELACION, with residence and postal address at Poblacion, Lawaan, Eastern Samar,
Philippines, for and in consideration of the sum of FOUR HUNDRED THOUSAND
PESOS (Php 400,000.00), Philippine Currency, in hand paid full by ROSARIO G.
AMON (Vendee) of legal age, Filipino, single, with residence and postal address at 2505
Chapel Hill Unit C, Springfield IL 62702, United States of America, do hereby SELL,
TRANSFER and CONVEY by way of absolute sale to the herein VENDEE, her heirs,
successors and assigns, a parcel of land together with the improvements thereon found and
more particularly described as follows, to wit:

A parcel of agricultural land located at So. Tabok, Beta-og, Lawaan, Eastern Samar, with
an area of five thousand seven forty four (5,744) square meters, more or less, covered by
Original Certificate of Title No. 2873issued by Register of Deeds of the Province of Eastern
Samar, declared for taxation purposes in the name of Florentino Elacion under Tax
Declaration ARP No. 99-12011-00149, designated as Cadastral Lot No. 1547-CAD-418-
D, Assessor’s Lot No. 050, Sec. 40, with Market Value of Php9,422.65 and Assessor’s Lot
No. _____ with market value of Php3,770.00 bounded as follows: North by Lot No. 047 -
Maria Aquino; East by Lot No. 038, Brgy. Beta-og; South by Lot No. 052, Bonifacio Gañas,
Lot No. 051, Myrna Tiozon & National Road; and West by Lot No. 046,Bonifacio Gañas
and Beta-og Creek.

That I am the absolute owner of the above described real property having bought the same
from the previous owners and attached is the absolute sale;

That I do hereby warrant to maintain the good and peaceful possession ownership in favor
of the herein VENDEE, her heirs, successors and assigns and shall defend the same from
any claim of any third persons.

It is hereby mutually agreed that the VENDEE shall bear all the expenses for the execution
and registration of this deed of sale.

IN WITNESS WHEREOF, the parties have hereunto affixed their signature this 13th day
of March, 2015 at Lawaan, Eastern Samar, Philippines.

Basis: A conditional sale is a real estate transaction where the parties have set conditions.
A standard real estate transaction usually begins when a prospective purchaser submits an offer to purchase to the vendor of a property. As in a
standard offer, a conditional offer sets out the terms of the sale such as the purchase price, the date of closing, the names of the parties, and the
amount of any required deposit, but it also stipulates various conditions which must be met in order for the contract to be binding on the parties.
These conditions may include approval by a co-purchaser, financing acceptable to the purchaser, the receipt and review of a survey showing that
the buildings on the property comply with local zoning regulations, a title search showing no unacceptable liens or encumbrances, confirmation
from the current mortgagee that the property is not in foreclosure, and the like. If the offer is accepted by the vendor, the offer to purchase will
become a contract binding on the parties when all conditions are satisfied.

Basis: The offeror grants unlimited option, right, and privilege to offeree to purchase the property within 30 days
for a consideration of P50,000.00.

Civil Code: Art. 1479. A promise to buy and sell a determinate thing for a price certain is reciprocally
demandable.

An accepted unilateral promise to buy or to sell a determinate thing for a price certain is binding upon
the promissor if the promise is supported by a consideration distinct from the price.

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT OF OPTION made and entered into at Cebu City,


Philippines, on this day 1st day of December 2016, by and between
Reah Crezz Andrino of Liloan City, Cebu and Evangeryl Munez of
Lapu-Lapu City, both of Philippine citizenship,

WITNESSETH:

That for and in consideration of the sum of Five hundred Thousand


Pesos (Php 50,000.00), Philippine currency, in hand paid by Reah
Crezz Andrino unto Evangeryl Munez, receipt whereof is hereby
acknowledged. The said offeror Reah Crezz Andrino, does hereby
grant unto the said offeree Evangeryl Munez, the absolute and
unlimited option, right, and privilege to purchase at any time within the
period of thirty days from the date hereof or until December 31,
2016, the following described property, to wit:

A PARCEL OF LAND, LOT NO. 220 of the cadastral survey of Cebu


City, with the improvement thereon. Bounded on the N., by048; on the
S., by Road; on the E., by 054; and in the W., by 024. Containing an
area of FIVE HUNDRED TWENTY SEVEN (527) sq. m.,more or less.

And it is understood that the failure of the said offeror to exercise


his option within the above-mentioned period shall ipso facto
cancel his right to purchase, as well as to the amount paid, and
thereupon this Option shall lapse, cease, and shall be of no further
force and effect.

IN WITNESS WHEREOF, the parties hereto have set their hands at


Cebu City, Philippines, this 1st day of December, 2016.
