DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale made and entered into this ____ day of July 2018, at
_________________, Cavite, by and between:

NORMA P. ALEJO, of legal age, Filipino and widow to Ferdinand T. Alejo, with
residence and postal address at 8-B Judge Alejo St., Dalahican, Cavite City,
hereinafter referred to as the “VENDOR”;

-and-

FRANCIS ISRAEL R. ESTANISLAO, also of legal age, Filipino and single, with
residence and postal address at 34 San Gregorio St. Block 1 Lot 5, Phase 6A4,
Pacita Complex I, San Pedro, Laguna City, 4023, Philippines, hereinafter referred to
as the "VENDEE";

- WITNESSETH; That -

WHEREAS, the VENDOR is the registered owner of a parcel of land with no


improvements existing thereon located at Lot 5 Block 1 Town & Country Subd., Burol 1,
Dasmarinas, Cavite City with a total lot area of ONE HUNDRED THIRTY ONE (131) SQUARE
METERS (hereinafter referred to as the “SUBJECT PROPERTY”) and covered by Transfer
Certificate of Title No. T-993309 issued by the Registry of Deeds for the Province of Cavite (A
copy of which is herein attached as Annex “A”), and more particularly described as follows:

“TRANSFER CERTIFICATE OF TITLE NO. T-993309”

“A parcel of land (Lot 5, Blk 1, of the cons.-subd. plan, Pcs-042106-007814, being


a portion of the cons. of Lots 1,2,4 & 5 (LRC) Pcs 29433, L.R.C. Rec. No. ) situated in
the Brgy. Burol, Mun of Dasmarinas, Prov. Of Cavite, Island of Luzon, x x x x x,
containing an area of ONE HUNDRED THIRTY ONE (131) SQUARE METERS. x
x x x x”

WHEREAS, the VENDOR desirous of selling the above-described SUBJECT


PROPERTY with no improvements to the VENDEE and the VENDEE is likewise willing to
accept the same.

NOW THEREFORE, for and in consideration of the foregoing premises and the mutual
covenants and stipulations specified hereunder, the parties hereto hereby agree as follows:

1. For and in consideration of the sum of EIGHT HUNDRED FORTY THOUSAND


PESOS (Php 840,000.00), Philippine Currency, receipt of which is hereby acknowledged by
the VENDOR to its full and complete satisfaction, the VENDOR hereby SELLS, CEDES
and TRANSFER the SUBJECT PROPERTY with no improvements and the rights thereto,
in a manner absolute and irrevocable in favor of the VENDEE, its successors and assigns,
free from any and all liens, charges and encumbrances of any kind whatsoever.

2. The VENDOR hereby represent and warrant that they are the legal, absolute and registered
owner of the SUBJECT PROPERTY and that they hold good and registerable title to the
SUBJECT PROPERTY with no improvements which is conveyed to the VENDEE clear
and free from any and all liens, charges, claims and encumbrances of any kind whatsoever.
The VENDOR warrant that there are no other transactions pending registration with the
Registry of Deeds of the Province of Cavite that will affect the absolute rights and interests
of the VENDEES regarding the said property.

3. This Deed of Absolute Sale shall be valid and binding upon the heirs, executors,
administrators, successors-in-interests and assigns of the contracting parties.

4. The laws of the Philippines shall be the governing law. Venue for any litigation shall be the
proper courts of Dasmarinas, Cavite City to the exclusion of all other jurisdictions.

IN WITNESS WHEREOF, the parties have hereunto signed this Deed of Absolute Sale
on the date and at the place first above-written.
