DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

I, MYRNA L. KATINDOY married to Tomas Katindoy, of legal age, Filipino citizen, and a
resident of Brgy. Nilombot, Mapandan, Pangasinan, Philippines, for an and in consideration for
the amount of SIXTY THOUSAND PESOS (Php60,000.00) Philippine Currency to me in hand
paid in cash and delivered to my full satisfaction by CLARISSA L. KATINDOY married to Edgar
Regala, likewise of legal age, Filipino citizen, and a resident of Brgy. Nilombot, Mapandan,
Pangasinan, Philippines, do hereby SELL, CEDE, TRANSFER AND CONVEY by way of Deed
of Absolute Sale unto the said VENDEE her heirs, assigns and successors, that certain parcel of
land the whole of which described and bounded as follows, to wit:

”A parcel of land identified as (Lot 7201-A, portion of Lot 7201 Mapandan

Public Land Subdivision, L.R.C. Rec. No. _____, situated in the Barangay
Nilombot, Municipality of Mapandan, Province of Pangasinan, Island of Luzon.
Bounded on the NE., along line 1-2 by Right of Way (3.00 m. wide); on the SE.,
along line 2-3 by Right of Way (3.00 m. wide); on the SW., along line 3-4-5 by Lot
7200 Pls. 922; on the NW., along line 5-1 by Lot 7201-B of the subd. plan x x x x
containing an area of FOUR HUNDRED FIFTY SIX (456) SQUARE METERS
more or less.

That the Vendor is the lawful owner of that portion of the above described property in fee
simple and in actual possession thereof and therefore has perfect right to convey the same to
said Vendee free from liens and encumbrances,

That the vendor further warrant the sale of said above described property to the herein
Vendee their heirs and assigns against any lawful claims of any person whomsoever. That Article
1623 of the New Civil Code has been complied with.
