The company reserves the right to accept or reject a reservation request depending on the client's eligibility to secure a bank financing and to pay
the financial obligations.
Once accepted by the company, the reservation only gives the buyer a "RIGHT TO PURCHASE". No other rights shall be vested to the buyer.

The Reservation is valid for Thirty (30) days only. Failure to pay the First Monthly Equity may result to the immediate cancellation of the unit.

The Reservation Fee is non- refundable and shall form part of the Total Selling Price.

Equity or Down Payments made are non-refundable if cancellation on the purchase of the unit is caused by Buyer (provided that Aura Southprime Developers Inc.
is without default.) Client hereby acknowledges that he/she has been informed of the Collection and Cancellation Policies of the Company.
In the event the Buyer fails to pay any of the monthly installments when due, a penalty equivalent to 1/10 of 1% every day of delay shall be
charged.
For Bank Financing, Aura Southprime Developers Inc. does not and will not guarantee the approval of the Loan Application of the Buyers. Aura Southprime Developers In
acts as an assisting agent but the Loan Agreement is by and between the Bank and the Buyer. Any changes in the estimated Interest Rate, Bank
Policies and Procedures, Bank Requirements, etc. are outside the responsibility and accountability of Aura Southprime Developers Inc
For Bank Financing, if the schedule of Loan Release or Take-out is delayed, Aura Southprime Developers Inc. may exercise any of the ff options:
a. Deposit the Guaranteed Check issued by the Buyer to Aura Southprime Developers Inc. for the Loanable Amount.
b. Allow six month period for the Buyer to work out his Loan while paying Aura Southprime Developers Inc. Monthly Amortization with interest.

PART 5. ALTERATIONS AND IMPROVEMENTS
If the Buyer wishes to revise the plan/layout of the purchased unit, he/she may submit no later than 2 months before start of the construction his/her
Unit. Aura Southprime Developers Inc. will not accept late submissions of layout/plan revisions.
All plans/lay-out will be reviewed first by the Technical Department of Aura Southprime Developers Inc. prior to approval.

Any additional costs which may be incurred as a result of the revisions are to be shouldered by the Buyer.
Buyers will be informed of the complete list of Documentary Requirements needed for Pre-Turnover Improvements and Alterations. If requested
revisions are not approved, the Developer may turn over materials to the buyer and will not finish scopes of works affected by requested revision.
Revisions then shall be on the account of the Buyer

PART 6. UNIT TRANSFERS

Clients are only allowed to transfer from one unit to another once. Transfer of unit or Buyer shall be subject to Developer's Approval.

Same Buyer but Transfer to Another Unit: Transfer Fee of Php10,000.00 shall be charged if requested transfer is approved.

Transfer Fee shall not be deductible from Total Contract Price.

PART 7. UNIT COMPLETION, TURN-OVER, FINAL ACCEPTANCE MOVE-IN and IMPROVEMENT/RENOVATION

CLEARANCE FOR INSPECTION (CFI)


1. Requires full payment of Down payment, approved early move-in or in which case a Move-in promo that is supported by a Circular or Memorandum.
2. Complete documentary requirements and Post-dated checks (balance for Downpayment)
3. Buyer or Attorney-in-Fact must personally secure the CFI from the office of Diamond Heights.
4. Buyer whose Request to Move-in (RTM) or CFI is within 60 days from the date of completion shall be eligible for repair works. Failure of the buyer
to secure within the prescribed period shall no longer be subject to any unit repair. Only uninstalled fixtures, if any (e.g. water closet, lock set, electrical
& toilet fixtures will be installed.
5. Valid requests for repair works shall be noted in the Buyer's Contact Report (BCR) with a commitment from Project Management Office (PMO) on
the date of their return for another inspection. Request for housing repairs from buyer who have failed to return on the agreed date as indicated
in the BCR shall no longer be entertained.
6. If at point of first inspection or suceeding inspections & there are no requests for repair works & the buyer has signified its intention to accept the unit,
PMO shall advise the buyer to present & submit the BCR to Aura Southprime Developers Inc. Head office for issuance of Authority to Move-in (ATMI).

AUTHORITY TO MOVE-IN (ATMI)


1. Present pink copy of BCR at Aura Southprime Developers Inc. Head office for issuance of approved ATMI, furnish PMO with a copy & the buyer may proceed to PMO
to effect the move-in.
2. PMO upon receipt of the approved ATMI shall verify and validate the identity of the buyer or its duly authorized representative. PMO shall prepare
the Certification of House Completion & Final Acceptance (CHCFA).
3. PMO, with the keys to the unit shall accompany the buyer. Upon the buyer's acknowledgement & signing of the CHCFA, PMO shall turnover the keys
of the unit.
4. Buyer shall be responsible for updating of Real Property Tax (RPT) once they accepted the unit and occupy it.

IMPROVEMENT/RENOVATION/ADDITION & ALTERATION OF UNIT


1. Provide the necessary documents for securing Construction Permit and have it reviewed & approved by Aura Southprime Developers Inc. Office first.
Requirements for Construction permit
a. Duly signed Construction Rules & Regulations (provided)
b. Plans (at least A3 size white paper or 20"x30" blue print) duly signed & sealed by Licensed Engineer/Architect & Unit owner (6 sets)
c. Scope of Works & Bill of Materials signed & sealed by Licensed Engineer/Architect & Unit owner (6 sets)
2. Upon approval, secure Building/Fencing Permit from Municipal Engineer's Office.
Requirements for Building/Fencing Permit
a. Latest Tax Declaration (Land & Building) & Real Property Tax (RPT) c. Lot Plan, Vicinity Map & As-Built Plan/Floor Plan
b. Photocopy of Transfer Certificate of Title, Contract to Sell or Deed of Absolute Sale d. Brgy. Clearance
3. Proceed to Aura Southprime Developers Inc. office & submit all the documents secured. Pay the required Construction bond of PhP_________________ . Said bond is
refundable less Review & Inspection fee in the amount of PhP_________________ if there has no violation in the said improvement & without any financial
obligation to the Company. Requirements for refund of Construction Bond:
a. Request letter of refund by unit owner d. Receipts of materials used during construction
b. Original Deposit Receipt (DR) of Construction bond e. Certificate of Compliance from Site Engineer
c. Pictures of items constructed (at least 6 copies)
4. Completion of the construction in strict compliance with the approved plans, specification & other requirements as mentioned in the Construction
Rules and Regulations.
5. Buyer shall conform with the Master Deed & Declarations of Restrictions set forth by Aura Southprime Developers Inc.

WARRANTIES
The Developer has a set of warranties on housing units purchased. The client has been duly informed regarding the warranties
