GENERAL SPECIFICATIONS

A. SITE PREPARATION

A1. The site shall be cleared from all natural obstructions and other items which will
interfere with the construction operations.

A2. Soil/wood poisoning shall be done by the owner.

B. EXCAVATIONS

D1. Excavations shall conform to the dimensions and the elevations shown on plans
and shall include all excavations for utility system and works incidentally thereto.

C. CONCRETE

C1. Cement shall be Portland Cement as per ASTM-designation C-lS0-S6, Type 1.

C2. Concrete aggregates shall be graded, clean and durable particles of gravel or
crushed rock conforming to ASTM-C-38-56T.

C3. Water shall be clean and free from injurious amount of foil, acid, salt, alkali, and
other deleterious substance.

C4. Reinforcing steel shall be new billet, stock of structural or intermediate grade
conforming to ASTM-designation A-IS-56T for deformed bars.

C5. All reinforcement shall be placed in accordance with the plans. Reinforcing bar
shall have concrete protective covering as follows:

1.1. Three (3) inches for footings in which concrete is deposited against the ground.

1.2. One and one half (1-1/ 2 ) inches for concrete surface exposed to the water or
will be in contact with the ground gravel after removal of the forms.

C6. Formworks - for vertical members shall be checked for plumbers before concrete
is poured. Formworks or horizontal members shall be aligned and level of elevation
before concrete is poured. Forms and shoring shall not he removed until the concrete
is adequately set and strong enough to withstand anticipated leadings and in no case
without the approval of the engineer.

C7. Slight honey comb and minor defects on the concrete shall be patched up, using
cement mortar composed of one part cement and two (2) parts aggregates.

D. CARPENTRY

D1. All lumber shall be free from warp, decay, knots, wormholes and checks.

D2. All door and window w o o d e n jambs which are in contact with concrete shall be
either APITONG or YACAL.

D3. Framing lumber and other rough work shall be closely fitted, accurately set to
required lines and levels, and rigidly secured in place. No framing members shall
be cut, notched, or broaden the passage of pipes without the permission of the
engineer. Framing members damaged by cutting shall be reinforced as directed by
the engineer.

D4. Movable items such as doors, windows, sliding doors clearances, etc., shall be
fitted, hanged, and trimmed that it can be operated easily and smoothly forcing and
binding.

D5. Lumber for exposed finished work shall be planned and smoothed, riveted,
mortised, and shaped to the form required. Plywood, boards, and other surface
panels shall be laid even with joints set in line or pattern as required. Finishing nail
shall be evenly distributed in line or staggered but not in random. Kiln dried lumber
shall be used where specified.

D6. Bolts, anchors, nails, and screw-proper sizes and type of fastening hardware
appropriate for the materials involved shall be used to fasten, attach, and secure the
lumber to each other. Standard spacing shall be used unless otherwise indicated and
detailed and on the drawings.

E. PIPES AND FITTINGS

E1. Waste line and vent line shall be PVC pipes and fittings.

E2. Water line shall be galvanized iron SCH-40 pipe and fittings Chrome platted
copper bronze tubing shall be used for fixtures service connections.

E3. Valve lines shall be cast bronze or brass body, chrome platted finish for all others,
like hose bibs, gate valve, and globe valves not tapped directly to plumbing f ixtures.

E4. Floor drains shall be chrome cast or forged bronze or brass fixtures.

E5. Test for system shall be done in the presence of the owner and to the satisfaction of
the engineer / architect. Defects shall be corrected and the system retested until
satisfactory results are obtained.

E6. All joints shall be air and watertight.

F. WIRING LAYOUTS AND INSTALLATIONS

F1. All electrical installations conform with the provisions of the latest edition of the
Philippine Electrical Code, Rules and Regulations of the Local Utility Company
Requirements of the Bureau of Standards and existing City / Municipality.

F2. Service drop shall be single phase 3 wire, 230 V. 60 HZ.

F3. Service entrance shall be rigid steel conduits and flexible hose for the branch
circuits.

F4. Unless otherwise specified, minimum size of wire and conductor to be used shall
be 20mmo and 15mmo respectively.

F5. Workmanship:
All works shall be executed in a manner that shall present a neat and orderly
appearance, all wirings shall be concealed as much as possible.
