Booking Conditions

A 25% Deposit is due if booking is more than eight weeks in advance, with the balance due eight weeks
prior to the booking. Total payment is due if booking is less than eight weeks in advance. By signing and
returning this form to us you are agreeing to abide by our Terms and Conditions as set out in Appendix 1
and on our website. Please note that an electronic signature and forms returned by email will constitute
acceptance.

Please make cheques payable to Christopher Picken (owner) and send to: St Raphaels, Pound Green,
Buxted, East Sussex. TN22 4JQ, or instigate a bank or Paypal transfer the details of which can be
forwarded to you. Please note that the occupier will be responsible for all bank and Paypal charges. Our
booking terms and conditions are set out in appendix 1, attached and on our website.

Appendix 1 – booking Terms and Conditions

1.The owner shall grant the Occupier, whose booking has been confirmed, the right to occupy Poppets
Cottage for holidays only, for the holiday period specified and that no right to remain in the
accommodation exists for the Occupier or anyone in the Occupiers party.
2.Bookings should be made initially by email or telephone and your dates will then be placed on hold for 5
working days only, please send a deposit for 25% of the hire fee or the full amount (if the booking is less
than eight weeks away) and a completed booking terms and conditions form. Once we have received your
payment and the booking terms and conditions form we will confirm you’re booking. Please note that an
electronic signature and forms returned by email will constitute acceptance. The balance is due eight
weeks before the beginning of the booking. Where a booking is not confirmed within five days it may be
made available to someone else. Payment can be made via cheque, bank transfer or Paypal. Please note
Occupier will be responsible for charges
3.The Occupier is responsible for the safekeeping of the Owners contents during the period booked. On
arrival we ask for a deposit of £100 in the event of damages or breakages, this will be returned on a final
inspection of the property on departure. The property must be kept clean and not damaged. Any
breakages or damage of the contents (listed on the inventory) or the structure of the building must be
reported promptly to the Owner who will be entitled to recover from the Occupier the cost of any repair or
replacement needed due to the Occupiers act or default. The property must be handed back in the same
clean state and condition it was in at the beginning of the rental term.
4.The Occupier must not do anything at the property which maybe a nuisance or annoyance to the owners
or neighbours of adjoining and nearby properties.
5.The Occupier is required to permit the Owner and anyone with permission reasonable access to the
property for any repairs or inspections necessary.
6.The Owners shall not be liable to the Occupier or any member of the Occupiers party for any personal
injury or loss or damage However caused or sustained notwithstanding that such personal injury or loss or
damage may be caused by the negligence, or omission of the owners.
7.The Occupier agrees not to exceed the maximum number of persons allowed to stay in the property
which in this instance is two person’s.
8.Should a booking be cancelled eight weeks or more before arrival, the deposit will be forfeited. If
cancelled less than eight weeks before arrival no refund will be given unless the property has been re-let,
in which case any fee paid, less the deposit, will be refunded. We strongly recommend that you take
out a suitable insurance to cover cancellation of your holiday due to unforeseen
circumstances.
9.If the property becomes unavailable on the date stated for example due to damage or other problems
with the property you will be refunded in full.
10.Properties are available from 3.00pm on the day of arrival, and must be vacated by 10am on the day of
departure.
11.No Smoking is allowed indoors.
12.Whilst every effort is made to ensure that all aspects of the property remain as advertised we accept
no liability for items not under our control e.g. power cuts, drought, broadband connection or for loss or
injury to persons or property whilst on the premises.
13.The agreement is for the Holiday Period and is not intended to create the relationship of Landlord and
Tenant between the occupier and owner. The occupier shall not be entitled to a tenancy, or to any assured
shorthold or assured tenancy or any statutory protection under the Housing Act 1988 or other statutory
security of tenure now or upon termination of the agreement.
