DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION, made and executed by ERIN

GABRIELE T. SANTOS, of legal age, single, and resident of Brgy.
Taculing, City of Bacolod, Negros Occidental, Philippines, hereinafter
called the DONOR in favor of FRANK T. CASTLE, of legal age, Filipino,
single, and a resident of Brgy. Taculing, City of Bacolod, Negros
Occidental, Philippines, hereinafter called the DONEE,

WITNESSETH:

That the DONOR is the owner in fee simple of that certain

real property with the buildings and improvements thereon,
situated in Bacolod City, Negros Occidental, and more
particularly described in Transfer Certificate of Title No.
4331894, as follows, to wit:

“A parcel of land, lot no. 05, in the name of Erin

Gabriele Santos, situated in Riyal St., Brgy. Taculing,
Thass II Subd., City of Bacolod, Negros Occidental, Island
of Visayas. Bounded on the NE., points 2 to 5 by
Subdivision road (10.00 m. wide); on the SW., points 5 to
1 by Lo 4, of the Subdivision Plan; and on the NW.,
points 1 to 2 by Lot 3, Block 4; containing an area of
FORTY THOUSAND SQUARE METERS (40,000 Sq.m.),
more or less.”

That for and in consideration of the love and affection

which the DONOR has for the DONEE, the said DONOR by these
presents transfer and conveys, by way of DONATION, unto the
said DONEE, is heirs and assigns, the above-described real
property with all the buildings and improvements thereon, free
from all liens and encumbrances;

That the DONOR does hereby state, for the purpose of

giving effect to this donation, that she has reserved for herself
in full ownership sufficient property to support her in a manner
appropriate to her needs;

That the DONEE does hereby accept this donation of the

above-described real property, and does hereby express his
gratitude for the kindness and liberty of the DONOR.

IN WITNESS WHEREOF, the DONOR and the DONEE have

hereunto set their hands this 05th day of January, 2019, in the
City of Bacolod, Philippines.
