The undersigned, Sean Karl A. Ruma, hereby applies to have the land hereinafter described
brought under the operation of the Property Registration Decree, and to have the title thereto registered
and confirmed:

AND DECLARE . . . . .

1. That the applicant is the owner of the land (by virtue of inheritance or deed of sale or
conveyance and/or possession in accordance with Section 14 of said decree), together with the building
and improvements thereon. The said land, consisting of 1 parcel is situated, bounded and described as
shown on the plan and technical descriptions attached hereto and made a part hereof, with the exception
of the following: Beginning at a point mark “1” on the plan being S.70 deg 08’W, 361.65 m from St. Thomas
Square Building, thence N.35 deg .40’W, 20.10 m ‘to point 2; thence N 88 deg 12’E,10 m to point 3; thence
S 60 deg ID ‘E, 25 m to point 4; thence S 2 deg 24’W to the point of beginning; containing an area of Eight
Hundred (800) Square meters more or less.

2. That said land at the last assessment for taxation was assessed at P80,000,000, Philippine
currency, and the buildings and other improvements at P2,500,000 Philippine currency.

3. That to the best of my knowledge and belief, there is no mortgage or encumbrance of any kind
whatsoever affecting said land, nor any other person having any interest therein, legal or equitable, or in
possession, other than petitioner, Sean Karl A. Ruma.

4. That the applicant has acquired said land in the following manner: the applicant and its
predecessors-in-interest have been in possession of the land for at least 10 years, in good faith and with just
title, or for at least 30 years, regardless of good faith or just title; and (c) the land had already been converted
to or declared as patrimonial property of the State at the beginning of the said 10-year

5. That said land is occupied by the following person:


Sean Karl A. Ruma, herein petitioner;
Kurt A. Ruma petitioner’s sister; and
Kyle Lumelay, petitioner’s cousin.

6. That the names in full and addresses. as far as known to the undersigned, of the owners of all
adjoining properties, of the persons mentioned in paragraphs 3 and 5, and of the persons shown on the
plan as claimants, are as follows: Sean Karl A. Ruma at #858 Valencia St. Sampaloc, Manila.

7. That the applicant is single.

8. That the applicant's/s' full name, age, citizenship, residence, and postal address/es is/are as
follows:Sean Karl A. Ruma, 25, Filipino, Sampaloc, Manila, #858 Valencia St. Sampaloc, Manila.
9. That the land applied for is bounded on the North by Public Land; on the West by a road; on
the South by Public Land and on the East by a road.

10. That the following documents are attached hereto and made part a hereof: Tax Declaration
No. XXXX and RA. 7277 and EO 1234 declaring said lands no longer intended for public use or national
wealth.

personally appeared Sean Karl A. Ruma with Residence Certificate No. 897-8565 issued at City of Manila,
on June 30, 2011, and B.I.R. Tax Account No. 897-87859-897 known to me to be the same person who
executed the foregoing instrument, and he acknowledged to me that the same is his free act and deed.
