CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE is entered into by and between:

MIGUEL A. ALVAREZ, of legal age, married, Filipino

citizen, a resident of Barangay Divisoria, Zamboanga
City, and hereinafter referred to as the LESSOR;

- and -

FREDERICK A. MACAPILI, of legal age, married,

Filipino citizen, a resident of Barangay Divisoria,
Zamboanga City, and hereinafter referred to as the
LESSEE;
- Witnesseth that: -

WHEREAS, the LESSOR, is the registered owner of that certain parcel of

land known as Lot 3-4 of the subdivision plan Psd-09-013656, being a portion of
Lot 3 (LRC), situated in the Barrio of Divisoria, City of Zamboanga, Island of
Mindanao, containing an area of FIVE HUNDRED TWENTY FOUR (524)
SQUARE METERS, more or less, described in Transfer Certificate of Title No. T-
92,398 of the Registry of Deeds for Zamboanga City;

That for and in consideration of a monthly rental of THREE THOUSAND

PESOS (PhP 3,000.00), Philippine currency, the herein above-named LESSOR
hereby let, lease and rent out to the LESSEE, his land, known as Lot 701-R-2 of the
subdivision plan P-Sd-09-000939, being a portion of Lot 3-4 of the subdivision
plan Psd-09-013656, being a portion of Lot 3 (LRC), situated in the Barrio of
Divisoria, City of Zamboanga, Island of Mindanao, containing an area of FIVE
HUNDRED TWENTY FOUR (524) SQUARE METERS, more or less, described in
Transfer Certificate of Title No. T-92,398 of the Registry of Deeds for Zamboanga
City;

That FURTHER, the PARTIES stipulate, as follows:

1.) That the term of this Lease shall be for FIVE (5) years
beginning from the signing of this Contract, up to and including
the year 2020;

2.) That the lot subject of this lease and the existing
improvement thereat will be used for a barber shop business and
other related activity;

3.) That the LESSEE will undertake as its own expense in the
improvement of existing building and structures located thereat;

IN WITNESS WHEREOF, we have hereunto affixed our signatures this
