7
DIMENSIONS OF ORGANIZATION STRUCTURE

8
The organization is horizontally, vertically and spatially differentiated as it is
operated globally in the real estate sector having each of its projects unique in itself.
They maintain consistency all over the world and encourage and train its employees
to overcome the challenges of clients. As it is geographically diverse and specializes
in real estate so it needs to follow Government rules and policies of individual state
and countries as the real estate sector is influenced by general environment.
Therefore, JLL is highly complex, low formalized and decentralized (to bring work
closer to home).

Highly complex

Horizontal differentiation- JLL has various departments to work upon broad range of
services such as leasing, investment and transaction management, consultancy,
project and facility management, etc.

Vertical differentiation- With an increase in specialization JLL has an increase

number of hierarchy levels in the organization for smooth functioning of operations.

Spatial differentiation- The organization is geographically diverse in around 80

countries having 300 corporate offices with the same level of horizontal and vertical
differentiation so that they can maintain consistency all over world and work
effectively.

Low formalized

The tasks and jobs performed by an individual in JLL is standardized as every

employees within the organization know how and when the work is to be done as
their work varies from location and client where they offer their services. They are
skilled person with knowledge of their work and responsibility.

Decentralized

As JLL operates globally and specializes in real estate so they need to follow and
react to the Government policies and various demands of their clients. They also need
to act according to the macro and political changes occurring in a country of within a
state.

9
ORGANIZATION STRATEGY

STRATEGY:

JLL has a “Thinking Beyond” strategic vision which helps them to position their
business for continued long-term profitable growth by providing the best in class
services to their clients and by creating an inspiring and rewarding career path for
their people.

STRATEGY-STRUCTURE RELATIONSHIP

As each of the JLL business continually innovates and responds to servicing their
clients as their needs change, as technology evolves, and as macro and political level
changes which makes them a ‘Prospector’.

Prospectors are dynamic in nature and are highly flexible which leads to low degree
of formalization and decentralization.

10
ORGANIZATION SIZE

Since JLL is a large organization therefore, it has in total of around 82,000 global
workforces.

Size and Complexity

As there is an increased differentiation in the organization so it generates an

increased which depicts increase in size of the organization. Therefore, increase in
size leads to high complexity.

Size and Formalization

With an increase in organization size, formalization increases as large organizations

formalize the activities that need to be performed so that they can operate effectively.

Size and Centralization

Increase in the size of the organization leads to decentralization in order to maintain

the organization effectiveness.

11
ORGANIZATION ENVIRONMENT

General Environment
JLL being a global professional services and investment management firm which
specializes in real estate sector and each of its projects being unique in it is required
to take care of its customer needs and countries economic conditions and also need to
act according to the various Government policies and rules and regulations.
Therefore, the organization operates in General environment by focusing on kits
customer, suppliers and competitors.

Complex + Unstable

JLL covers a broad range of services under Facilities management for various sub
sectors in real estate. The projects developed and contrasted by the organization is
unique in it as each of the clients have unique demands and needs which needs to be
fulfilled by the organization effectively. The various transactions that take place in
this sector are complex due to rapid change in the tax structure and regulatory
landscape.

Simple Complex

Dynamic

12
TECHNOLOGY:

Considering the Perrow’s Technology Classification (the four quadrant). JLL lies in quadrant 4 “NON
ROUTINE”.

Task Variability: JLL is an organisation which takes several major projects worldwide. The demands of
clients are different and so are their needs, so JLL works accordingly to meet the demands and give best to
their clients in every possible way. Which leads to task variability, and creates many exceptions that has to
be taken by the organisation in order to stand true by its words.

Problem Analyzability: The steps of understanding the sequence of task done by each individual in the
organisation is complex and can only be learnt through knowledge, expertise and experience. The task
performed by the employees of JLL makes them unique, because their way of doing things is different and
varies from individual to individual, making problem analyzability ill defined and difficult to understand.

Which makes JLL fall under 4th quadrant, (Non routine).

Non routine indicates low formalization and low centralization.

Considering Thompson’s insights into structural terminology, JLL uses intensive technology which requires
mutual adjustment. Which suggest high complexity and low formalization within JLL.

The non routine technology lead to high complexity in JLL, as the work is sophisticated and customized. The
customized responses require a greater use of specialists, and managers require a smaller span of control
because the problems that they confront are of non programmed variety.

The non routine technologies require control system that permits greater discretion and flexibility within
JLL.
