4. Plans/Licenses

4.1. The DEVELOPER shall prepare the necessary Plans/Drarving/Design fbr the
/ cbnstruction of a Residential Apartment Building after gefting all N.O.C.'s fiorn the cliff-erent
q authorities concerned and shall submit the same to the B.B.M.P. for sanction and license for
carrying out such construction. 1-he responsibility and exp€nses for preparing and obtaining
I necessary licenses and sanction plan shall be borne by the DEVELOPE,R alone.

\ 4.2 The DEVELOPER shall be entitled to modify the Plan subrnitted or submit fresh plarr
from time to time as decided by the DEVELOPER with the consent of Orvners i,,,ithorrt
q materially affecting the ratio of sharing accruing to the OWNERS as provided herein i

5. Development:

n 5.1 In purstrance to the Agreement reached and the consideraiion reserveci hereof ancj the
obligations undertaken herein by each party hereto, the OWNERS irrevocably perrnit the
DEVELOPER or their agents or contractors or architects or surveyors or workers or persons
claiming under them to enter the Schedule Property for undertaking the development of the

same and the OWNERS covenants to the DEVELOPER that such permission shall not be
revoked until all the objects of the Agreement are fulfilled as the DEVELOPER shall be
incurring expenditure for construction, and paying heavy amounts as non-retundable security

deposits, provided however that, nothing herein contained shall be construed as delivery of
possession in part performance of any Agreement of Sale under Sec 53 A of the Transf-er of
: Pr.operty Act.
