CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS ;

This AGREEMENT, made and entered into by and between _________________ , of legal
age, single/married to _________________________ , Filipino, and a resident of
____________________ , hereinafter called the LESSOR,

_____________________, of legal age, single/married to _____________________,

Filipino, and a resident of ________________________ hereinafter called the LESSEE,

- WITNESSET-

1. That the LESSOR hereby agrees to lease unto the LESSEE the following:

consideration of the monthly rental of ______________(P _____ ) Philippine Currency, to
be paid by the LESSEE in advance, within the first five (50 days of each month;

2. The LESSEE shall pay for and defray at his own expense, the consumption of water,
electric light, telephone or other services in the leased premises ;

3. That the LESSEE shall not make or cause to be any improvement in the premises
without prior written consent of the LESSOR, it being understood that such improvement in
the premises shall be at the sole expenses of the LESSEE;

4.That the LESSEE shall not directly or indirectly sublease , assign, or transfer his right
under his Contract to a third party or parties, without the consent of the LESSOR;
5. That the term this lease is _____________________ commencing from
_____________ and expiring on ____________________;

6. The LESSEE hereby expressly acknowledges that the lease premises are in good and
tenantable condition complying with all laws, ordinances and regulations of the Municipal,
City, National Government as regards the use occupation and sanitation of the leased
premises, and failure to comply shall be at the risk and expenses of the LESSEE;

7. That in case of non-payment of the rental herein stipulated ; or violation of any condition
of this contract, the lease shall be considered rescinded, and the LESSOR shall have the
right to demand that the LESSEE vacate the premises;

8. That the failure of the LESSOR to insist upon a strict performance of any terms,
conditions, and covenants hereof shall not be deemed a waiver on his part of the terms of
the contract;

9. That any and all violations of the conditions of this Contract shall subject the guilty party
to the payment of damages, aside from costs of suit and attorney’s fees.
