2. THE OBJECT OF THE CONTRACT
2.1. The entertained person renders to the breeder the bare ownership on the apartment
no………., situated on………… street, no…………, building……….., entrance………….., ………….
Floor, from……………, which consists of (which has)…………. Living rooms and dependences,
along with the right of co-ownership of undivided share of………… % on the parts and
common dependences of the building, which by their nature and destination are to be
used by all the owners.
2.2. The entertained person renders also to the breeder the right of user of the appertaining
land, with a surface of…………… s. m., namely the undivided share of…………… % assigned
(allotted) during the existence of the apartment.
2.3. The entertained person retains the right of lifetime beneficial interest on the apartment
mentioned above.
3. THE OBLIGATION OF THE PARTIES
3.1 The entertained person declares that:
a) the apartment mentioned above is fully under its property, pursuant to the
contract…………/ certificate of inheritance……………. no…………………… from…………, not being
alienated in any way to any other person, before the date of the conclusion of the present
contract;
b) the apartment has not been removed from the civil registry by transferring to public
property;
c) the apartment is not the object of any litigation, is not seized and nor lien-encumbered,
being legally and permanently its property and in its possession from the date of
acquirement till the present.
3.2. The breeder:
a) undertakes a lifelong obligation to breed the entertained person, obligation which consists
of:

b) declares that he received the bare ownership on the apartment mentioned above and
agrees with the provisions of the present contract;
c) undertakes to provide breeding to the entertained person and everything needed for the
living, at its residence, during his entire life, and in case of non-performance of the present
obligation is conscious of the application of the provisions of the article 1020-1021 of the
Civil Code.
4. THE PRICE OF THE CONTRACT
4.1. The price of the contract constitutes the breeding conferred by the breeder to the
entertained person during his entire life, and after he will bore the funeral expenses,
according to the local customs;
4.2. The breeding will be performed in kind by: assurance of daily feeding, clothes, shoes, at
the residence of the entertained person.
5. FINAL CLAUSES
5.1 The rendering of the bare ownership is done today, date of the authentication of the
present contract, without the fulfilment of any other formality, thus the purchaser takes
possession of the apartment on the date the entertained person’s demise;
5.2. The fees and taxes to the state, related to the apartment, which is the object of the
present maintenance contract, are paid up-to-date by the entertained person, as shown by
the tax certificate no…………………../……………….., issued by the Taxation Authority………………..,
and today, the date of authentication, the obligation of breeding passes to the purchaser.
5.3. The parties evaluated the the obligation of breeding at amount of................ lei per
month, with the aim to settle the duty stamp.
