The summary below consists of potentially significant findings. These findings can be a safety
hazard, a deficiency requiring a major expenses to correct or items I would like to draw extra
attention to. The summary is not a complete listing of all the findings in the report, and reflects the
opinion of the inspector. Please review all of the pages of the report as the summary alone does not
explain all the issues. All repairs must be done by a licensed &bonded trade or profession. I
recommend obtaining a copy of all receipts, warranties and permits for the work done.

Page 7 Item: 9 Smoke Detectors • **SMOKE DETECTORS**
• The smoke alarm did not operate when tested. Recommend
replacement.
Page 8 Item: 11 Window-Wall AC or • Although the furnace appears to be functioning properly, we

by a qualified HVAC technician.

Page 15 Item: 13 Window Condition • The inside layer of glass has been broken out of the window
facing to the south. Recommend review for replacement.

Page 19 Item: 19 Toilets • Although functional, this toilet is very loose at the base.
Recommend evaluation of the wax seal and proper re
installation of this toilet by a licensed plumbing contractor.
Kitchen
Page 21 Item: 3 Dishwasher • No drain loop observed at the dishwasher drain line.
Recommend adequate loop be created to prevent back flow
conditions to the dishwasher.

• Flex drain observed at the sink waste connection. This type
of connection is prone to clogging. Recommend replacement
with proper waste connection as per industry standards.
Page 23 Item: 15 Vent Condition • The vent did not respond to the switch and appears to be
well beyond service life. Recommend adequate ventilation be
installed and vented properly through the roof.
Page 24 Item: 24 GFCI • GFCI protected receptacles may not have been required
when the house was built. We suggest buyer consider
upgrading with GFCI's at all receptacles near water sources.
Laundry
Page 27 Item: 9 Wash Basin • SUPPLY:
• The hot water valve is stuck shut. Recommend replacement
of this fixture.
• The laundry sink cabinet is not secured to the wall.
Recommend improvement.
Page 27 Item: 10 Floor Condition • The flooring at this location is severely buckled and gouged.
Recommend review for replacement.
Water Heater
Page 29 Item: 5 Water Heater • This heater was manufactured in 1999, is roughly 16 years
Condition old and near the end of expected service life. Recommend
evaluation for costs of replacement before closing.

Page 30 Item: 8 Gas Valve • There is no debris trap in this gas connection. Impurities can
enter the combustion chamber and possibly be corrosive.
Recommend adequate trap and new valve be installed for
safety reasons.
Page 30 Item: 10 Overflow Condition • The extension at the water heater relief valve is missing.
This is a potential scalding concern as water can discharge
improperly. Recommend installing the proper type of relief
extension to discharge to the exterior of the home as per
industry standards.

Page 33 Item: 1 Roof Condition • Severe wear, loss of granules and broken shingles observed
throughout the roof. Recommend review for costs of removal
and replacement of this roof by a licensed roofing contractor
before closing.
Page 34 Item: 2 Walls • The garage appears to not be a permitted structure. Several
basic framing violations observed. Based on the date stamp
on the roof sheathing, this structure was assembled in the
1990's when such requirements would be in place. The lap
siding has been applied directly to the framing members and
is not considered to be structural. Plywood or OSB sub siding
with vapor barrier should have been installed over the studs
before the siding was applied.

Page 45 Item: 3 Siding Condition • Dry rot observed on the lower section of the garage walls.
Some due to ground contact and some due to the sprinklers
too close to the walls. Recommend invasive evaluation of
these conditions by a licensed siding contractor.
Page 46 Item: 4 Eaves & Facia • Peeling paint observed on the soffits of the home, suggest
scraping and painting as necessary. Mold like staining
observed on the eaves of the garage. Recommend cleaning
and monitoring this condition.

Page 47 Item: 3 Vegetation • Prune or remove any plants that are in contact or proximity
Observations to home to eliminate pathways of wood destroying insects.
Page 48 Item: 8 GFCI • Outdoor receptacles are not GFCI protected, recommend
upgrade to industry standards.

Page 51 Item: 6 Vent Screens • Vent screens noted as sealed off at several locations.
Recommend opening these vents back up and repairing
screens as needed.
Page 52 Item: 7 Access Panel • Limited inspection from the access area only due to
plumbing in the way. There appears to be an access at the
north exterior of the home but is covered with debris.
Recommend adequate access be provided for general visual
assessments of the crawlspace and standard service
evaluation and maintenance of the gas furnace in the
crawlspace.

Properties being inspected do not "Pass" or "Fail.” - The following report is based on an inspection
of the visible portion of the structure; inspection may be limited by vegetation and possessions.
Depending upon the age of the property, some items like GFI outlets may not be installed; this
report will focus on safety and function, not current code. This report identifies specific non-
code, non-cosmetic concerns that the inspector feels may need further investigation or repair.
For your safety and liability purposes, we recommend that licensed contractors evaluate and repair
any critical concerns and defects. Note that this report is a snapshot in time. We recommend
that you or your representative carry out a final walk-through inspection immediately before
closing to check the condition of the property, using this report as a guide.

place. The lap siding has been applied directly to the framing members and
is not considered to be structural. Plywood or OSB sub siding with vapor
barrier should have been installed over the studs before the siding was
applied.
Consider upgrading this condition by first installing anchor bolts through the
bottom plate of the walls and into the concrete. Only nails are holding the
walls in place at this time. Cover the studs with an approved vapor barrier
and then install OSB or plywood over the bare studs and nail appropriately.
Consider insulating the stud bays before covering up.
