Subject : Offer of possession in Ajpa Parishad Sehkari Awas Samiti Ltd.’s “Ajpa Dronagiri
Phase-II”

Dear Member,

1. We are pleased to inform you that the project “AJPA DRONAGIRI" is near to completion
and the flats/DUs are ready for possession with its infrastructural facilities except permanent
electric connection, Individual beneficiary has to apply for electric connection directly to UPPCL
once UPPCL energises the complex by charging the transformers at Ajpa Dronagiri complex.

2. The allotment of parking has been kept in abeyance till the number of parking(s) are
finalised. This is likely to take place after the permanent electricity connection is provided by
UPPCL to the site. As and when the decision regarding the allotment of car parking is taken the
beneficiaries shall be intimated: In view of reasons stated above, final payment/demand notice is
limited to the DUs and a separate notice shall be forwarded towards allotment of car parking as well
as payment thereon.

3. In the meantime, you're requested to clear your dues with the Society including flat cost,
additional cost if any, or interest/penalty (if any) by 30th April 2019, as called for, vide the enclosed
final call-up letter of Accounts Department as Annexure I and take possession of the DU/flat from
the Society by 31st May 2019, or within one month of energisation of transformers by UPPCL
whichever is later. Procedure for taking over the possession is explained in Para- 5 to 7 of this letter.

4. Those who have availed HBA from Govt. Deptt. from his/er employer, as well as housing
loan from any other financial institution (against mortgage), are required to mortgage the property
in favour of their respective Government Departments. The Society will forward the relevant
document to the concerned financial institution, from which the beneficiary had taken a loan against
mortgage. In case of beneficiaries who have availed loan only from financial institution, Society is
required to send the title deed directly to the concerned financial institution. In order to meet this
requirement, beneficiaries are requested to give details of the loan availed by them in the enclosed
Annexure II so that necessary action can be taken at our end, accordingly.
5. Procedure for taking over of dwelling unit:

(a) Effect payment as per final payment/demand notice. Enclosed as Annexure I

(b) Submit the following documents:


(i) Undertaking regarding loan(s) availed from the Financial Institution/HBA in Annexure-II.
(ii) An Acceptance & Undertaking on non-judicial stamp paper of Rs.10/- as per format of
Annexure-III, duly attested by Notary Public or 1st class Magistrate.
(iii) Special Power of Attorney (applicable when beneficiary wishes to authorise someone else to
take over possession of the DU, on his/er behalf), duly registered/notarised to be submitted in
original.

6. After you have paid the amount due and submitted the required documents, as mentioned
under para 5(b) above; a `Possession Letter' will be issued to you within a period of 10-15 working
days or after receiving of completion certificate whichever is later with a copy to Project Manager
at site office. This possession letter will entitle you to take possession of the flat from our Project
Manager after signing the requisite handing/taking over certificate; enclosed with the Possession
Letter. In case, a beneficiary has authorised someone else to take possession on his/her behalf, the
authorised person should carry a copy of the `Special Power of Attorney’ {refer to para-5(b)(iii)
above} submitted for the purpose and any proof for his identification. Please take note that
Possession Letter will be issued only after receipt of the full payment and documents, as mentioned
in para-5 (a) & (b) above. Further, possession letter will not be issued, even if full payment has been
received, but the required documents have not been submitted. Thus, it is in your own interest to
forward the documents prior to or along with your final payment.

7. You are also being provided with a checklist for the purpose of inspection of your allotted
flat enclosed as Annexure IV with this letter. Therefore, you are requested to bring the same
checklist along with you to inspect your flat with Project Manager and submit the checklist with
your signature on it to the Project Manager if everything found in order, this should be done prior to
making full n final payment. In case, a beneficiary has authorised someone else to inspect the flat
on his/her behalf, the authorised person should carry a copy of the `Special Power of
Attorney’ {refer to para-5(b)(iii) above}submitted for the purpose and any proof for his
identification.

ACCEPTANCE AND UNDERTAKING
(TO BE EXECUTED ON A NON JUDICIAL STAMP PAPER OF RS.10/= DULY ATTESTED BY
NOTARY PUBLIC OR FIRST CLASS MAGISTRATE).

WHEREAS, I _______________________________________ son/wife/daughter of

result of an application made to the Ajpa Parishad Sehkari Awas Samiti Ltd.(hereinafter called
Society), have been allotted a type “2/3 BHK“, Flat No.______ in Block No._________ on
___________ Floor situated in “Ajpa Dronagir Phase-II” (hereinafter called the flat/dwelling unit).

2. I hereby convey my acceptance to the allotment of flat as per terms and conditions of allotment
and I further undertake as follows:
(a) I fully accept, agree and shall abide by all the By-Laws, Rules and Regulations, and the terms
and conditions that are set forth in the ‘Society by-laws’, as amended from time to time, and the
terms and conditions given in the Society allotment letter on the subject.
(b) I will abide by all the terms and conditions laid down in the allotment letter issued by the
Society.
(c) I undertake to declare that as per the Society Allotment Rules there is no change in status of my
property since my registration under ‘Ajpa Dronagiri’, ______________(Membership No.), in so
far as I/my spouse do not own any residential plot/house/flat at other cooperative housing society.
(d) I will not make any additions and/or alterations in the flat, without prior permission in writing
from the Society and the local municipal/civic authority.
(e) I will not use the flat for any purpose other than residential. I will not allow any commercial
activity in the flat.
(f) I will utilise and maintain, along with other allottees, the staircase, passage, terrace, roads and
other common areas/conveniences/facilities and I understand fully that I have no exclusive right to
their use. I will use these without causing any inconvenience to other allottees and users.
(g) I will pay my share of subscription towards maintenance and upkeep of the flat, staircase and the
surrounding common areas and water and sewerage, as determined from time to time by the
Society.
(j) I am aware that portions of the land not allotted to me in the residential scheme have either been
allotted to someone else or kept reserved for common use and services, which shall be managed by
the Society of which I will be a constituent part. I shall in no way encroach upon the common
portions of the land areas, allotted areas and services. All unauthorised encroachments are liable to
be removed, at my cost, without any notice whatsoever.
(k) I will observe all laws laid down by the municipal corporation/civic authorities concerned and
Society, regarding use of the flat, common areas and amenities.
(l) I am satisfied with my accounts position and the cost of the dwelling unit, as reflected by Society
in their documents.
(m) I agree to pay Municipal and other taxes for the flat, when due, to the ‘Society’ or the
authorities concerned, as the case may be.

3. It will be open to the Society, Ajpa Dronagiri, to cancel the allotment and resume the possession
of the flat, if I fail to fulfill the undertaking given herein above.
