CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:


That this contract of lease made and entered into this ____day of ________,20 At Paranaque,
Metro Manila, Philippines by and between;

________________of legal age, Filipino, married to______________________ resident


of and with postal address at 15368 San Nicholas St., San Agustin Village, Barangay Moonwalk,
Paranaque, MM hereinafter as the LESSOR.

-AND-
_____________________ of legal age, married to ________________resident of and
with postal address at___________________________________
Here in after called “LESSEE”.

WHEREAS, the LESSOR is the absolute owner of the house situated at 15368 San Nicholas St., San
Agustin Village, Barangay Moonwalk, Paranaque.

WHEREAS, the LESSEE is desirous of leasing the said property at the aforementioned address and
the LESSOR has agreed to lease the same unto the LESSEE.

Now, therefore, for and in consideration of the foregoing premises and of the terms and conditions
here in under set forth, the LESSOR hereby let and lease unto the LESSEE the above mentioned
premises subject to the following terms and conditions:

1. The LESSOR hereby delivers, and the LESSEE hereby accepts the entire space of the
premises in good, clean and tenantable conditions.

2. The lease shall be for a period of one (1) connecting _______________ to


______________________.

3. The parties hereby agree that the monthly rental for the lease premises shall be for the
sum of _______________________________________________
_______________________________________for the period monthly and that this amount shall
be payable every ______________ of each month to which the rent corresponds.
However, the LESSEE had advance to the

These deposits are forfeited in favor of the LESSOR. Furthermore, one month deposit consumable
at the end of these contract of lease.
4 . All expenses for mirror repairs, such as water leaks, faucets, clogged drains, electrical repairs,
broken windows, doors, locksets, and (like other repairs) within the premises under lease shall be
for the account of the LESSEE.

5. The LESSEE shall use the leased premises exclusively for dwelling purposes only and not for
business and shall not sub-lease the premises in full or in part (to third parties) nor assign or transfer
their rights under this contract to third parties. Furthermore, parties or other occasions are allowed,
provided are absolutely not authorized to enter the premises.

6. The LESSEE shall not make alternations, additions or improvements without the prior approval of
the LESSOR. All improvements shall become proper of the LESSOR and shall remain upon and be
surrendered with the premises as part thereof at the termination of the lease.

7. The LESSEE shall maintain the premises in clean and sanitary conditions, help in beatifying the
surroundings, free from pets (dogs, cats, chicken etc. ) chemicals or substance that cause fire. The
Lessor or his authorized agent shall have the right to enter the leased premises at any reasonable
time to examine the same or make alternations or repairs therein.

8. Payment of water and electricity consumed each month shall be based on the meter installed
therein. Cost of water shall computed based on Maynilad Water Billing. In case of breakdown of the
water system from Maynilad or Maynilad failure to provide water, temporary measures
(to sure water) should be performed by all concerned tenant until such time the system is fixed or
put into operation.

9. The LESSOR his authorized agent shall have the right to enter the leased premises (with the
consent of the LESSEE) to exhibit the same to prospective tenant in case the premises shall be
vacated.

10. The LESSEE shall inform the LESSOR two (2) months in advance of him/her decision to vacate
the leased premises (in case the leased premises shall be deserted or vacated before the expiration
of this lease). It is LESSOR’S prerogatives not to accept as tenant couple out of wedlock. As the
LESSORS are purely Roman Catholic they respect and honor the matrimony of marriage.

11. The LESSEE agrees to vacate the premises in the event of default of payment of one (1) week
rental or at the expiration of the terms of this lease unless the same is extended or renewed by
mutual consent of the parties.

12. No Return No Exchange one’s you pay.

13. One month deposit will go for the maintenance, water & electric, if you will vacate the premises.
(1 month will consume only)

14. The parties hereby agrees that any violation of the terms and conditions of this contract of lease
by the LESSEE shall constitute sufficient ground for the lessor to terminate this agreement.
