1 Preliminary works prior to the construction of the new floor
* The contractor shall, when pricing the rates of this bill, take
into consideration to include and allow for the costs or
expenses of all requirements stipulated herein below or in
the preambles, drawings and the specification of the
tender.
* The contractor should visit the site to verify the amount of work
and consider all other works for the proper construction of the
new floor.
* The disposal& demolished materials shall be carried out from
the construction zones through special arrangements to external
hospital yards to avoid disturbances/ noises or dust spreading
down the floors or neighboring areas. the contractor is
responsible for the disposal of all demolished and removed
materials from the site to a dump site approved by the
municipality.
* The contractor should coordinate with the client for any possible
material or elements that need to be preserved and handed over
to the client stores.
* The preserved elements such as steel doors& widows, steel
grills, steel hand rails, steel steps and metal protections for fans
shafts& service openings shall be re installed for the new
construction as directed by the engineer. while the other
materials should be handed over to the client stores.
* The contractor should take all measures to protect the hospital

belongings from any damage or disturbance to it’s functioning
systems and to ensure the safety of the hospital users during
the construction stage,
The contractor shall protect the underneath floors from leakage
or penetration of rain water from the roof above which the new
floor will be constructed.
Therefore, special arrangement and prtection zone shall be
erected in full coordination with the hospital directorate and the
engineer.
* The contractor should also protect all existing mechanical,
drainage systems and electrical networks . This include the
conduct of any necessary arrangements to ensure continuous
functioning of these systems during construction stage.
* The contractor should also take all necessary shoring measures

to protect the existing building elements during all stages of
work until safely completing all new construction work.
* The contractor should submit a clear methodology for the

proposed stages of work and protection and shoring methods
for the Engineers approval prior to commencement of works.
* Careful demolishing and reinstatement of existing structural

elements for proper construction of the new floor works; all as
sown in the demolishing plan and in accordance with the
engineer's instructions. The work includes but not limited to :
1.1 Demolishing and removal of all elements covering the steel LS 1
reinforcement for the columns starters on the existing roof, such
concrete, blocks, stone, filling materials....etc, including the
preserving and cleaning of steel reinforcement for proper
erection of the new columns (this is true for all existing columns
including perimeter columns).

1.2 Demolishing the existing concrete roof slab for the machinery M2 250
room located on the existing roof. The unit price shall include
dismantling and removal all the utilities and finishing layers
above the slab including the sloped light weight concrete, water
proofing layers. All as directed by the Engineer.
1.3 Demolish concrete slabs of the existing staircases, including M2 60

protection and preservation of the existing finishing works such
as, staircase steps, landings, tilling, steel doors, handrails
aluminum windows, walls finish and all other electrical&
mechanical utilities, fittings and equipments. …etc. the voids for
the staircases shall be protected by rigid and safe formwork or
scaffolding through out the construction stage.
1.4 Demolish and removal of concrete roof slabs for existing M2 100
elevators shafts (roof& floor) including the protection and
preservation of all existing finishing works, steel doors, steel
steps& handrails, grills--etc, and all other electrical& mechanical
utilities, fittings and equipments, machines. …etc. the work also
includes cuttings/ making new openings for elevators doors
through the existing concrete walls to match the new proposed
locations of the elevators and perform concrete filling/
patching/adjustment of the existing doors openings at the roof.
the voids for the elevators shall be protected by rigid formwork
or scaffolding through out the construction stage.
1.4 Demolishing and removal of the existing concrete or block M2 500

partitions, or external stone walls, this shall include demolishing
of the other wall finshes in the machinery room at the existing
roof level. The unit price shall include dismantling and
preserving the existing windows and doors . All as directed by
the Engineer.
1.5 Demolishing and removal the finishing layers on top of the M2 300
existing roof slabs including the sloped light weight concrete,
and machine foundations. All as directed by the Engineer.

1.6 Careful dismantle and preserve the doors of staircases at the LS 1

existing roof level, windows, steel hand rails& landing,
machinery protections& coverings, shafts sheets covering…etc.
the price includes re- installtion of the same dismantled units or
structures. Hence all parts and elements shall be preserved and
maintained in good condition. All as directed by the Engineer.

1.7 Careful dismantle, demolish and removal of the existing sky light L.S 1
structure (between grids10-13&H-J) including all elements that
blocks the construction of new design layout. The price includes
the re-installtion of the same dismantled sky light and the steel
structure at the new roof level. Hence all parts and elements of
the sky light such as transparent sheets, metal sections&
profiles, plates, anchors, sheets, flashing.......etc should be
carefully dismantled and reserved in good condition. the void for
the sky light shall be protected by rigid and safe formwork or
scaffolding throughout the construction stage. The price shall
include also cuttings in concrete walls for new windows
openings and treming the concrete wall to fit the details as
shown in drawings.
1.8 Dismantle and demolish parts of the existing stone roof parapet, M2 100
circular parts and parts of the chimney walls, including the
preservation of stone courses.
1.9 Careful removal of existing coping for the stone parapet and MR 245
preservation for use in the construction of new stone parapet.
All as directed by the Engineer.

2 Concrete Works
The contractor shall, when pricing the rates of this bill, take into
consideration including and allow for the costs or expenses of all
requirements stipulated in the preambles, drawings and
technical specification of the tender.
All concrete works includes the supply of ready mix concrete,
placing& casting, formwork & supports, reproping, shuttering,
vibration, curing, testing and whatever needed for the
completion of the works all in accordance to the standards,
codes, specifications and as details shown in drawings.
2.1 Supply and cast reinforced concrete B300 for columns of M3 70

various dimensions and locations, maximum size of aggregate
20mm as shown on drawings.
2.2 Supply & cast concrete B300 for 31cm thick ribbed slabs M2 1700
including Light weight block "EYTONG" and drop beams as
shown on drawings. The rate includes casting the slab in stages
by providing several construction joints in order to allow for
lifting the existing chillers, machines and equipments before
completing the work. the rate also includes the special
treatments of the construction joints in accordance to the
construction codes and standards.
2.3 Ditto, but for 49cm thick ribbed slabs. M2 200

3 Stone Works
consideration including and allow for the costs and expenses of
all requirements stipulated in the preambles, drawings and
technical specification of the contract. The price includes
scaffolding, formworks, supports, cutting, trimming, chamfering,
galvanized anchors& pins, angles as specified and flush
pointing works composed of white cement and sand (1/2) with
approve additive for better workability, tightness and water
proofing. The stone finishing and dressing for the new stone
works shall be similar to that rendered at the lower floors of the
existing hospital building. The unite rate shall also include cost
of all required stone pieces, (such as windows and doors
jambs, sills, lintels, corners, key stones, any other special stone
pieces etc..); all as per the stone works rendered in the lower
floors of the existing hospital and to the engineer instructions.
Accordingly, no separate cost allowance for the stone pieces.
The unit rate shall also include the cost of pointing the stone
work.
3.1 Supply and install 5 cm thick 25 cm wide Taltish stone courses M2 950
from first quality Jama'en as shown on drawings. The unit rate
shall include cost of 10cm hollow concrete blocks and anchors
for the stone walls as per drawings.
3.2 Ditto, but 4 cm thick stone cladding. The rate includes cost of M2 40
B200 concrete backing, anchors and 6 mm steel mesh. The rate
includes all anchoring details as shown on drawings.
3.4 Supply and install 8 cm thick stone coping , 36 cm wide a stone MR 100
roof parapet copping made from Jama'en stone . The price
includes stone pointing.
3.5 Re-install stone copping which was dismanteled and preserved MR 150
from the existing parapet.

4 Block Work:

6 Flooring and Covering Works:

6.1 Supply and install 30x30x3cm Terrazzo floor tiles similar to M2 890
Halonim # 75 or equally approved. Rate includes 30cm x 10cm x
1 cm skirting, 3 cm cement sand mortar (1:3 ), sand fill
materials, cuttings, fittings, trims, grouting with white cement
and polishing, all in accordance with the specifications and
applicable Standards.
6.2 Supply and install 20x20cm glazed ceramic class (A) tiles for M2 900
walls cladding of different colours. The tiles shall be laid and
fixed to the walls in patterns, style and forms of grouting&
jointing as directed by engineer using approved adhesive
materials. The price also includes the cost of surface
preparation to receive tiles, which shall include two coats of
cement plaster (scratch and float coat), approved adhesive
materials, grouting, aluminum protection angles as approved by
the engineer.
6.3 Ditto, but 30x30cm ceramic tiles class (A) "Negev" model # M2 1500
9001 or equivalent for walls cladding of different colours. The
tiles shall be laid and fixed to the walls in patterns, style and
forms of grouting& jointing as directed by the engineer using
approved adhesive materials. Price includes the cost of surface
preparation to receive tiles, which shall include two coats of
cement plaster (scratch and float coat), approved adhesive
materials, grouting, protection angles as approved by the
engineer.
6.4 Ditto, but anti bacteria ceramic 20x20cm class (A) closured wall M2 130
tiles for surgery& sterile stores using special adhesive materials
and anti fungus grouting materials as per manufacturer
instructions and in accordance with the MOH requirements and
related Standards.
6.5 Supply and install non slip ceramic floor tiles class (A) M2 200
20x20*0.8cm of different colours, the price includes the mortar
(1:3) with water proofing materials, the sand cement fill,
cutting& trimming around floor utilities and pointing as specified.
the tiles shall be laid and fixed in patterns, style and forms of
grouting& jointing as directed by the Engineer.
6.6 Ditto, but 30*30*0.8 cm granite porcelain floor tiles of different M2 900
colours as made by TAU ceramic, Matt finish or equivalent, the
tiles shall be laid and fixed in patterns, style and forms of
grouting& jointing as directed by the Engineer.
6.7 Ditto but 2cm thick Perlato marble for elevator walls, the rate M2 50
include cuttings, recesses for utilities, cut pieces, rounding,
jointing& polishing, anchoring& all fixing accessories. The work
covers the cladding of elevator door sides and lintels.
6.8 Supply and install 3cm thick, 10.5 cm wide local polished cut MR 120
stone for window thresholds with mitered edge as shown on
drawings.

6.10 Supply and install 3cm thick "Perlato" marble for stair No. 75
treads(155*34*3 cm) polished one face & edge with chamfered
edges matching the existing material . The treads should be
bedded on 3cm mortar (1:3), a sand bed and pointing works.
The rate includes an edge piece for water stop.

system of the building. The pvc flooring should be fixed using
conductive adhesive and complete seal of joints all in
accordance to manufacturer instructions and MOH regulations
standards. The Installations for pvc flooring, skirting,
terminations with walls/outer& inner corners shall be strictly
implemented by professional and in accordance to the
manufacturer's recommendation.
6.16 Ditto, for sterile area but with out copper strips. M2 100
6.17 Supply and install VINYL Anti static flooring type Armstrong M2 30
2mm thick or equivalent for surgery rooms, sterile stores and as
directed. The price includes the installation of skirting and
copper mesh under tiles every 30cm using 1cm wide copper
strip . This mesh should be connected with the earth system of
the building. The pvc flooring should be fixed using conductive
adhesive and complete seal of joints all in accordance to
manufacturer instructions and MOH standards.

7 Water Proofing
7.1 Supply and install roof water proofing membrane 5mm thick M2 2300
covered with quartz granules, Pazkar or equivalent, for main
roof, machines roofs, stairs roofs, parapet walls and where
required the price includes the application of primer coat GS474
at a rate of 25 kg /m2, installation of 15*15cm angle fillet,
grooves, groove sealant, groove cover, joints over lapping,
backing sheets or pieces all around external& internal corners,
roof drains, machines foundations or up stands, roof door
thresholds and silver paints along the joints and all necessary
material and workmanship to complete the works as shown in
the drawings and as per manufacturer instructions and codes of
practice.
7.2 Supply and apply three coats of bitumen (25/75) at rate of M2 270
500g/m2 for each layer with two layers of fiberglass in opposite
directions including primer coat GS474. The price includes
5*5cm angle fillet with smooth sand cement mortar(1:3) and
5cm thick sand cement screed with water proofing agent as
surface layer before applying the water proofing coats.
7.3 Supply and install a sloped light weight foam concrete of density M2 2050
1000kg/m3 on the roof ( the thickness to meet the level and
slopes shown on drawings). The rate includes cost of applying
2 cm cement screed layer above the light weight concrete.

8 Carpentry Works
8.1 Fabricate, supply and install the following wooden doors
complete with the metal frames, all necessary fixing
accessories, glazing, heavy duty roller hinges, stoppers,
louvers, grills, the required hydraulic closures, hardware,
protection panels and ironmongery , painting of the frame and
the exposed wooden surfaces of the door panels, the unit rate
shall also include all the works described herein below:
* The wooden door leaf shall be 45mm thick with required filling, 5
mm thick class A plywood facing on each side, the exposed
surfaces of the door panel shall be hard wood "Zan" 52*35 mm
tongued and grooved in the internal wooden fillings, sealing
strips around door panel, and door closure German made where
shown and required on the drawings, all as shown on the
drawings.
* Supply and install of heavy duty hinges, locks, cylinders are
"Yardini" or equivalent. locks to toilets-vacant/ occupied "Yardini
" type 7008 all doors shall be provided with master key system.
The hierarchy shall be specified before the supply of lock sets.
* Door handles shall be steel handles similar to Hewi type

zg1113bb and type fbg 1113 or equivalent. The colour to be
selected by the Engineer.
* Supply and installation of formed galvanized steel frame 1.5mm
thick of required width according to the wall thickness, buckets
for cylinders& locks, recess for hinges with backing plates ,
rubber knobs, side anchoring& bottom bracing and concrete
filling as specified in drawings. The frames shall be fabricated
and assembled by specialized manufacturer with all required
accessories.
* Door protection 2mm stainless steel U shape for the both sides
as shown on drawings.
* Door protection where needed as per drawings of 2mm
"Decosheet" (SPM ) or equivalent including all necessary
fittings & fixings complete as per manufacture
recommendations, the colour will be as per Eng. approval.
* Supply and installation of PVC inflammable 'Taraflex' or
equivelant 2mm thick cladding on both sides of the door panels.
* All exposed edges , louvers and door frames are" Zan" wood
and should be painted with 3 coats of liquor paint. the metal
doors frames shall be painted with primer coat of meginol
special gray 270-004 and two coats of polyour matt oil. the
colour shall be selected by the engineer.
* Door filling material should not be less than 80%.
* Rate for smoke proof doors include 100% filling , sealing strips
around door panel including the bottom of panel.

9 Suspended ceiling
technical specification of the contract. Rates for all suspended
ceilings works includes suspension system with anchors to the
structure, L& Z, main& main profiles, omega profiles. clips,
gaskets and all necessary fittings in accordance to the
manufacture technical data and related standards covering this
type of works, The rate includes also cutting and preparation for
installing lighting fixtures, ceiling recess, maintenance
openings, grills, ceiling utilities... etc.
9.1 Supply and install suspended ceiling for bathroom, utilities and M2 200
wet areas made from 30cm non perforated formed galvanized
metal trays of 0.6mm thick and 45mm high. The trays should be
supplied pre painted and oven cured. The unit rate shall also
include acoustic rock wool mats, 25mm thick and 25kg/m3
density, wrapped in black non inflammable dust proof sags in
accordance with specifications and the related Standards.
9.2 Ditto, but perforated sheets(12%-20%) perforation and of 40cm M2 600

wide. The unit rate shall include cost of the of 25mm thick rock
wool.
9.3 Ditto, but 60*60cm perforated sheets for the waiting area with M2 220
approved acoustic material "Soundex " or equivalent in
accordance to the related safety standards, rules and
regulations.
9.4 Supply and install 60*60cm suspended ceiling for operating M2 150
room, ECOPHONE HYGINE Type Protect "A" (non perforated).
The price should include galvanized suspension system with
anchors to the structure, bacterial resistant, moisture resistant,
with standing relative humidity up to 95% at 30c fire resistant
tiles, including access panels, fittings, fixing, installation of a
closed cell gasket between the grid and panel including
retention clips to insure good seal , complete all as
specifications and drawings.
9.5 Ditto, but for clean room areas type "Clima Plus USG" class M2 300

10 Painting Works:
Type of paint shall be in accordance with the specification and
the applicable Standards. The contractor should allow in his
pricing that the engineer will use as many different colours or
combination of colours to meet an approved colour scheme.

implies the following criteria:
- The supply and installation of all power and control cables and
wires (including rigid conduits, hangers, supports, clips, glands,
flexible conduits, cable trays, earthing …etc) from equipment
(all kind of equipment) to the designated sub or main power
and/or control board, as well as the power and control wires and
cables between any inter-related equipment, should all be
included in the respective equipment unit rate. This applies to all
wiring and cabling works, regardless to where their respective
electric panels are described and included;
whether in the mechanical or electrical works sections.

- Wherever two or more similar equipment are specified to
serve the same purpose, alternating mode should be applied in
the control scheme.
- Any equipment, regardless to its type, power consumption and
location, should be supplied with compatible and suitable power
isolating switch for maintenance purposes.
- All power and control panels serving the mechanical works,

22 Removing Existing HVAC Equipment and Accessories to

New Roof:
The contractor shall, when pricing the rates of this bill, take
drawings and technical specifications of the contract.
Before the removal of the existing parts, the contractor
shall submit a detailed report about the quantity of the
parts, units and machines that have to be relocated on the
future roof. The contractor afterwards shall examine and
present a detailed report about the status and the
conditions of all the parts, units, machines, and inform of
any damaged existing part or machine, prior to
disassembling the system.
The contractor then has to submit his methodology for

relocating all the existing units to the future roof, and sould
take into consideration that in all stages work shall be done
in conjunction with the various work activities on site. This
implies propper planning with UNDP and MoH authorized
personel, to ensure smooth relocation of equipment and
minimal HVAC interruption time inside the hospital
building. When disassembling, the contractor has to
maintain all the disassembled parts in good condition and
take full responsibility for the intactness of all the
disassembled parts.
Damaged or broken parts on the existing system should be

noted prior to disassembling the system and shall be paid
for upon replacement according to the offered unit rate.
Any damage done to the parts during the relocation shall
be covered by the contractor.
The price shall include Dismantling all existing electrical
installations, panel boards and all accessories from
existing mechanical A.C. room on the roof and reinstalling
and reconnecting all electrical needs in the new mechanical
room and changing all cables if required. The contractor
must protect the panel boards and all accessories to install
them in the new mechanical room on the roof as per the
engineers instructions.
22.1 Removing all existing vent caps at roof and re-instalation on No. 18
future roof where required as shown in drawings. The work shall
include all piping works, openings in concrete for the existing
