DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale is made and entered into this ____ day of
_________________, at Paranaque City, Philippines, by and between:

MAYBELLE B. MAHMOUD, of legal age, Filipino, married to


BELAL H. MAHMOUD, of legal age, Jordanian, with postal address at #25
Montclair Street, Merville Park Subd., Paranaque City, hereinafter referred
to as the “SELLERS;”

- and -

SPS. AL JUN S. RAVINA & MARY JOYCE A. RAVINA,


Filipinos, of legal ages, with postal address at Unit 9R Three Adriatico
Place, Adriatico Street, Ermita, Manila, hereinafter referred to as the
“BUYERS”

WITNESSETH:

That, the SELLER, is the lawful and registered owner of a parcel of land with
improvements (hereinafter referred to as the “property”) located at #25 Montclair Street,
Merville Park Subd., Paranaque City, Metro Manila with an area of THREE HUNDRED
TWENTY EIGHT (328) SQUARE METERS, more or less, and covered by Transfer
Certificate of Title No. 181797 of the Registry of Deeds of Parañaque City, and which
parcel of land is, covered by, and more particularly described as follows;

TRANSFER CERTIFICATE OF TITLE NO.181797

A parcel of land (Lot 7, BLK. 2 of the cons. subd. plan (LRC) Pcs-2362 being a
portion of the cons. Of the parcels of land described on plan Psu-149546, Psu-154040 and
Psu. 165368 Amd., LRC Rec. No. N-14449, N-14130 and N-17547) situated in the Bo. Of
Baliwag, Mun. of Paranaque, Prov. Of Rizal. Bounded on the N., points 3 to 4 by Lot 9, on
the E.,points 4 to 1 by Lot 8, on the S., points 1 to 2 by Lot 5 all Blk. 2 and on the W., points
2 to 3 by Road Lot 2, all of the cons. Subd. Plan. Beginning at a point marked “1” on plan
being S. 82 deg. 55’W., 1400.24 m. from MBM No. 7, Pasay Cad. Thence S. 88 deg. 27’W.,
23.42 m. to point 2; thence N. 1 deg. 33’W., 14.00 m. to point 3; thence N. 88 deg. 27’W.,
23.42 m. to point 4; thence S. 1 deg. 33’E., 14.00 m. to point of beginning containing an area
of THREE HUNDRED TWENTY EIGHT (328) SQ. METERS more or less. All points
referred to are indicated on the plan and are marked on the ground by PS cyl. Conc. Mons.
15x60 cm; bearings true date of the original survey July 8-9, 1955 and May 20 and 24, 1956
and that of the cons. Subd. Survey Dec. 1-5, 1962.

That, the BUYERS have offered to buy the foregoing described parcel of land with
all improvements constructed thereon (the “property”) from the SELLER, and the SELLER
has accepted such offer from the BUYERS.

NOW, THEREFORE, for and in consideration of the sum of THREE MILLION


FIVE HUNDRED THOUSAND (Php3,500,000.00) PESOS, receipt of which is hereby
acknowledged, received by the SELLER from the BUYERS to their full and complete
satisfaction, the SELLERS, hereby sells, transfers, and conveys absolutely and
unconditionally, unto and in favor of the BUYER, their successors, heirs, executors,
administrators and assigns, the property, free from all liens and encumbrances of whatever
kind and nature.
That the SELLER shall be authorize to transfer the TCT 181797 under the
BUYERS name and deliver the same with the corresponding Original Tax Declaration of
Lot and Improvement, the Real Estate tax receipt for the year 2015 and all other
documents pertaining to the transfer of property to the BUYERS name.

That the Capital Gains Tax, shall be paid by the SELLER and Real Estate Taxes,
including back taxes and penalties, if any, association dues and additional assessments on the
property accruing prior to the execution of the Deed of Absolute Sale shall be paid by the
SELLER. The SELLER shall likewise pay for utilities used (e.g. Meralco, PLDT, Manila
Water, cable television, internet connection) until the time of turn-over or possession of the
property to the BUYER.

That the Documentary Stamps, Transfer Tax, Registration fees, notarial fees and
other expenses necessary for the issuance of title in the name of BUYER shall be paid by
the BUYER.

IN WITNESS WHEREOF, we have hereunto set our hands on the date and at the
place first indicated above.

I HEREBY CERTIFY that this instrument which consists of three (3) pages,
including this page wherein this Acknowledgment is written, have been signed by the parties
and their instrumental witnesses on the appropriate spaces on page two (2) and on the left
margin of the other pages, and refers to the Deed of Absolute Sale covering a parcel of land
with improvement located at #25 Montclair Street, Merville Park Subd.,, Paranaque City,
under TCT No. 181797 of the Registry of Deeds for Paranaque City.
