Scope of Works: Infrastructure

1. Preliminaries: Site Analysis and Information Gathering

a. Conduct site visit and compile key information on the geographic and
engineering characteristics and resources available on the site and its
immediate surroundings, also refer the topographic and survey plans
given by the client.

b. Review the following

• Locational analysis of the site, boundary of the development


• Land use characteristics, vegetation, encumbrance conditions, etc.
• Infrastructural availability and analysis
• Infrastructure and utility requirements

c. Compile, with assistance from the client to gather data and information
from the relevant infrastructure and utilities authorities and companies
on the availability and suture supply of infrastructure and utility
services, including electricity, water sewerage, telecommunication,
drainage and solid waste disposal.

2. Conceptual Infrastructure Plan for the entire Project Site

a. Give provision of utility services: primarily water supply, sewage


disposal, rain & storm water harvesting, power supply and
telecommunication connectivity etc.

b. Based on the architectural master plan layout and client’s brief, the
‘First Draft of the Conceptual Infrastructure Plan’ based on the site
information will be developed, considering:

• Overall concept
• Physical feasibility and congruity
• Carrying capacity of the site
• Known official constraints, guidelines and controls

Based on the ‘First Draft of the Conceptual master Plan’, discuss and
decide on suggestions based on which the infrastructure plan will be
refined and modified.

c. Based on the ‘Final Version of the Conceptual Infrastructure Plan’, the

conceptual infrastructure and utilities designs will be generated for:

• Site analysis (if applicable)


o Geotechnical investigation
o Existing services
o Environmental Impact Assessment and Environmental Baseline
Study

• Road interpretation plan


• Typical road sections with services
• Schematic storm water drainage catchment plan (rainwater
harvesting scheme, water treatment plant etc.)
• Broad water demand estimation table
• Broad water supply and distribution plan (mass storage location)
• Broad sewerage flow estimation table
• Schematic sewerage network plan (STP location & scheme)
• Techno commercial comparison and feasibility study report of
centralized v/s localized HVAC system for the entire development.
• Broad power demand estimation table and power supply network
plan (total capacity and locations of substations, options like captive
power plant)
• Broad telephone line demand estimation table
• Other services as required by the relevant authorities (e.g. HSD
yard, gas, HVAC, effluent treatment plant, solid waste management
plan etc.)

d. Prepare schematic routings for infrastructure and utilities along roads


i.e. drains, water distribution, sewers and power reticulation and
telecommunication services
e. Assist to review engineering reports (related to infrastructure planning)
by others (to be produced by the Client) and advise the Client (if
necessary)
f. Provide preliminary cost estimation for major infrastructure and utility
items

g. Prepare necessary submission drawings, design calculations and


document for statutory approval for master planning stage.

3. Detailed Infrastructure Plan for the Entire Project Site

a. The detailed infrastructure plan will be based on the phasing plan


proposed by the client. The infrastructure design will take into
consideration the self sustainability of each phase physically
b. The ‘Conceptual Infrastructure Plan’ will be detailed upon the virtual
boundary of the building(s) proposed in each phase based on the
detailed layouts and area statement given by the architects
c. Preparation of Good for Construction drawings to enable the contractor
to prepare shop drawings to execute work at site
d. Preparation of relevant tender documents (BOQs & Specifications)
