The science is wonderful in its
simplicity. One of the basic concepts
is called direct gain. In the United
States—or anywhere else in the north-
ern hemisphere—the south side of a
home always receives the most direct
sunlight. To take advantage of this,

along its 50-foot length, includes
nine—each of them four feet high.
Inside, the home’s tile floor sits atop
a 6-inch-thick concrete foundation.
During the winter months, when the
sun is low in the southern sky, the
radiant sunlight marches across the
home’s interior, warming it. The con-
crete floor absorbs much of this heat,
slowly releasing it at night when it’s
most needed.
“Ideally, a house should face true
south,” says Austin of the direct gain
principle. “You can turn a house ei-
ther 30 degrees east or west and it will
be 90 percent efficient. I turned this
house 30 degrees to the west because

In the summertime, of course,
the warmth of the sun can be over-
whelming. Fortunately, however, the
fiery orb during the summer months
obligingly pursues a much higher
path across the sky. Austin’s passive
solar home employs 21-inch-wide
eaves that overhang the windows,
shading them and ensuring that no
direct sunlight strikes the interior.
The result is a difference of approxi-
mately 20 degrees Fahrenheit during
the season’s hottest days.
The home’s concrete foundation
is another major aspect of its passive
solar design. Once the home’s site
was selected, and the mountainside
clearing was enlarged and leveled—
with what Austin calls “an inordinate
amount of excavation”—the 6-inch-
thick concrete slab was laid over a
deep base of gravel. Perimeter insula-
tion was placed around the founda-
tion to reduce heat loss in the winter
and heat gain in the summer. The
concrete slab foundation is designed
to harness the earth’s geothermal
temperature.
“We’re drawing, right now,” says
Austin, “on the geothermal tem-
perature of the earth—55 degrees.”

Colorado—a company that manufac-
tures fiberglass using 25 to 40 percent
recycled glass—Austin decided to in-
sulate his Bingham’s Mountain home
to Alaska, rather than local, building
code requirements. (The fiberglass
in the structure’s walls and ceiling,
therefore, are rated R-25 and R-38
respectively—rather than the normal
R-13 and R-30.) “Naturally,” says Aus-
tin, “this represents significantly more
insulation than is used in most build-
ings in this area.” The added expense,
however, is being recouped in the sub-
sequent fuel savings. Austin’s passive
solar house, he believes, is the only
Alaska-code-built structure in the en-
tire mid-Atlantic region.

horse racing enthusiasts
from across the country have
converged on Montpelier in
Orange county for the annual
Montpelier hunt races.
This year’s race,
on saturday, November 6th, contin-
ues the tradition started by Marion
DuPont scott in 1924.
The Montpelier hunt races is
the premier event on the National
steeplechase association’s circuit. as
the single largest event of the season
in Orange—with estimates anywhere
from 12-18,000 people—the races
generate a substantial income for the
county and shine a spotlight on Or-
ange county’s residential properties.
“When i talk to people at the rac-
es, they comment that they’ve never
been out this way and they love it,”
says cindy Joskowiak, Principal Bro-

Orange. “They get to see a part of the
county they may not normally come
through. a lot of people travel down
29 and head right into charlottesville
and they don’t stop in Orange coun-
ty. The races sidetrack them into Or-
ange so it gives people a good insight
into what Orange county is about.”

Posters and merchandise like T-
shirts, caps and sweatshirts with the
race logo are available for sale in the
Montpelier Museum Shop tent. A
wide array of vendors provide unique
shopping on Vendor’s Row, mak-
ing this a good time to start holiday
shopping. Food vendors are also on
the grounds.
Up Close Thrill
When all is said and done, one
thing is for certain—the Montpelier
Hunt Races are a chance to experi-
ence the awe of being up close as
the horses thunder across the track.
Viewing is available right at the rail
and is described as “exhilarating be-
yond belief.” Watching the horses
being saddled and walked in the pad-
dock is also popular with spectators.
The Montpelier Hunt Races al-
ways hosts seven races. Two races are
on the flat and five are over fences.
The premier race is the sixth race
and is run over Montpelier’s signa-
ture brush fences. Most races are
over two miles and the horses make
over two turns around the course. A
traditional presentation is made in
the Winner’s Circle below the Race
Tower for the winning horse, jockey
and trainer.
Gates open at 9:00 a.m. rain or
shine. The first horse race begins at
12:30 p.m. and the last race concludes
around 4:30 p.m. Everyone attending
needs a General Admission Badge
(except for children 12 and under)
for admission and every car coming

ment to you. While this definition is
not exactly what a reverse mortgage
is, it is not that far off.

A reverse mortgage is a special
loan that lets homeowners cash out
equity in the home. Unlike a home
equity loan and/or a second mort-
gage, with a reverse mortgage there
is no monthly payment to the lender.
Seem too good to be true? Well, there
is a catch. The balance of the reverse
mortgage has to be paid back, but
