Vista Group of company decided to put 50 storey mixed used building located at
Taft Avenue, Manila on a very high intensity commercial zone with a 6-basement
component, A mixed used type of building structure having complete commercial
facilities within the Podium structure and an office and residential spaces on top
of it. The 5 level is for shopping mall with hypermarket and the condominium
type of residential units will be on top of the eighteen (18) level of rentable office
space. The administrative facilities as well as the main utility system of the
structure are located within the lower ground floor where the supermarket is
located. The basement level considers 3.0 meter floor to floor height distance,
the commercial level considers 3.5 meter floor to floor height distance, while the
office and residential should have 3.0 meters floor to floor height distance.
B. PROJECT SITE FEATURES
The 25,000 Total Lot Area (TLA) is rectangular and is a corner lot with 100
meters wide frontage that is facing south. It is located along a twenty (20.0) m
wide street (RROW) and a minor road of fourteen (14.0) meters right of way
(RROW) facing east. The minor road sloping downward by 3% slope from the
elevation of the front ground line (I6.0 meters elevation) @ south east
property line NOTE: the ground level is the same elevation of the front ground
line.
