WAIVER OF RIGHTS

KNOW ALL MEN BY THESE PRESENTS;

I, ALFREDO B. YAMSON of legal age, Filipino, married and a resident of

Brgy. Cadaruhan, Malitbog, Southern Leyte, Philippines, after having been
duly sworn to in accordance with law, hereby depose and say:

1. I am a borrower/beneficiary of National Home Mortgage Finance

Corporation housing project and as such I was assigned 1 unit house(Blk
No. 94J1143)located at Niceville, Caganguhan, Panabo City, Davao del
Norte;

2. I am no longer interested in pursuing the acquisition of the

aforementioned house of subdivision lot Blk No. 94J1143, including any of
the improvement(s) standing thereon, and decided to WAIVE and
TRANSFER all my rights and interest in the aforementioned house in favor
of ANDRONICO PONCE SEPRA, of legal age, Filipino, and resident of
Brgy. Cagangohan, Panabo City, Davao del Norte Philippines;

3. I hereby declare that the above-mentioned property is subject to the

provisions of the Contract to Sell, and has outstanding amortizations and
obligations as provided therein. I understand that ANDRONICO PONCE
SEPRA shall assume responsibility over the terms and conditions of the
aforementioned Contract to Sell, including the payment of any and all
obligations pertaining thereto.

4. I further waive any and all claim that I may have against National Home
Mortgage Finance Corporation by reason of this waiver, and holds any
and all of its directors, officers or employees free from any and all liability
arising out of the Contract to Sell, as well as by reason of this waiver and
transfer. I understand that this waiver and transfer of rights is still subject
to the approval and consent of National Home Mortgage Finance
Corporation
