CHILLED WATER SYSTEM

Sequence of Operation

Chilled Water System Activation


The chilled water system will not be activated until it receives at least 2 requests
(adjustable) for cooling from any air unit supplied with chilled water. The system
will be locked-out when the outside air temperature is below 50 °F(adjustable).

Chiller Activation
When the chilled water system is activated, the chiller manager will send a run
request to the chiller. The B.A.S. will open the selected chiller’s isolation valve,
start the lead chiller's chilled water pump by sending a 24 VAC signal to a relay
mounted in the pump starters which will complete the auto side of the control
circuit and start the pumps. Differential pressure switches across the pumps will
prove status to the B.A.S. control module and will alarm at the central site if a
switch is not made within 20 seconds (adjustable). There will also be a 10
second (adjustable) de-bounce time to prevent nuisance alarms from a bouncing
pressure switch. When pump status has been proven for 1 minute (adjustable),
the B.A.S. will send a 24 VAC signal to a relay mounted at the chiller control
cabinet which will complete the chiller start circuit. When the chilled water flow
has been proven by flow switches, the chiller will start and maintain its leaving
water temperature by its own internal controls. If the chiller fails to start within 2
minutes (adjustable), the B.A.S. will shut off its chilled water pumps and alarm the
central site. If the chiller trips an internal alarm, it will notify the B.A.S. system
through a set of normally closed contacts. Lag chilled water pump and lag chiller
shall then be energized. Associated chilled water pump shall run for an additional
10 minutes (adjustable) after chiller is de-energized to allow chiller to complete
shutdown.

Chilled Water Temperature Control


Each chiller will be assigned to be lead/lag based on run time or operator
assigned through the BAS. When the lead chiller has started, the BAS will
calculate the BTU’s being used by receiving temperature inputs from sensors
mounted in the chilled water supply and return piping, and a flow meter in the
chilled water supply. After 15 minutes(adjustable), if the BTU’s being used are
greater than 90%(adjustable) of the capacity of the lead chiller for 8
minutes(adjustable), a run request will be sent to the lag chiller. The lag chilled
water pump and chiller shall be energized and maintain supply water
temperature via their internal controls. When the total load decreases to 80%
(adjustable) of the capacity for 5 minutes(adjustable), the lag chiller and pump
shall be de-energized. Chillers shall run for a minimum of 10 minutes(adjustable)
to prevent short cycling.

Secondary Chilled Water Pump Control


A differential pressure sensor between the buildings CHWS and CHWR piping will
be used to modulate the speed of the secondary chilled water pumps. A PID
control loop will modulate the speed of the secondary chilled water pumps to
maintain the building's differential pressure setpoint (adjustable). The secondary
chilled water pumps speed will be controlled to maintain minimum flow through the
chillers per manufacturer’s instructions.

Freeze Protection
If outside air temperature falls below 35°F (adjustable), BAS shall energize lead
chilled water pump if it is not running.

Equipment Off Conditions


When the chilled water system is inactive, the chillers and the chilled water
pumps will be off.
