EXTRAJUDICIAL SETTLEMENT OF ESTATE

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT made end and entered into this 29th day of
February, 2019, in JY Building 401, Cebu Business Park, Cebu City,
Philippines, by and between:

LUCAS CARDINAL, of legal age, Filipino, single, residing at 300

Honey Bee Royal Inn, Junquera St., Cebu City, Philippines;

ISAGANI CARDINAL, of legal age, Filipino single, residing at 300

Honey Bee Royal Inn, Junquera St., Cebu City, Philippines;

WITNESSETH, that:

WHEREAS, we are the sole heirs of the deceased ROMAN

CARDINAL who died on 2nd day of April, 2019, at Chong Hua Hospital,
Fuente Osmeña, Cebu City, Philippines, copy of his death certificate is
hereto attached as Annex “A”;

WHEREAS, ROMAN CARDINAL, died intestate, without Will or

Testament, and without any outstanding debts in favor of any person or
entity;

WHEREAS, ROMAN CARDINAL is the absolute and registered

owner of One (1) parcel of land located at Labangon, Cebu City covered by
Transfer Certificate of Title No. T - 23456 containing a total area Nine
HUNDRED SQUARE METERS (900 sq. m.), more or less, issued by the
Registry of Deeds of Cebu City, and more particularly described as follows:

“A parcel of land known as Lot No. 23456 situated in

Labangon Cebu City, Cebu, Philippines, with an area of Nine
Hundred (900) Square Meters. Bounded on the North by Lot
8571; on the East by Lot 9876; on the South by Road Lot 54; and
on the West by Road Lot 12.”

WHEREAS, pursuant to Rule 74, Sec. 1 of the Revised Rules of

Court of the Philippines, and being with full capacity to contract, we do
hereby adjudicate unto ourselves the parcel of land described above, in equal
shares.

WHEREAS, the heirs hereby affirm that they have executed this
instrument voluntarily and freely and without force, intimidation or violence
upon their person, that they have hereby received their just and proper share,
and that they have no claim or demand against each other.
 IN WITNESS WHEREOF, we hereunto set our hand on the 29th day
of April, 2019 at JY Building 401, Cebu Business Park, Cebu City.

EXTRJUDICIAL SETTLEMENT OF ESTATE which they acknowledged
before me as their free and voluntarily act and deed.

The foregoing instrument which relates to an Extrajudicial Settlement

of Estate of two parcels of land consisting of 2 pages including the page on
which this acknowledgement is written, has been signed on the left margin
of each and every page by the parties and the witnesses.
