RENT AGREEMENT

This agreement is executed at New Delhi , on 01st Day of April, 2008 between

Sh. hereinafter referred to as the “Land Lord”.

AND

Ms. Achala Bhushan D/O Shri Bhushan hereinafter referred to as the


“Tenant”.

WHEREAS The Land Lord is in possession of, House No. with lease of the land
thereto, fitted with electric & water in running condition hereinafter called the
“Said Premises”).

AND WHEREAS, on the request of the Tenant, the Land Lord has agreed to let
out ABOVE SAID Prmises to the Tenant on monthly rent, on the following terms
and condition laid down and agreed upon and reduced to writing.

1. That the Tenant will pay a monthly sum of Rs. 9000/-


(RUPEES NINE THOUSAND ONLY), maintenance charges inclusive, as
a monthly rent to the Land Lord in advance and the rent shall be
paid on or before 7th day of every month according to English
Calendar.

2. That the Tenant shall not sub-let the said premises to any other
person’s in any manner.

3. That the Tenant shall not make any addition or alteration in the Said
Premises.

4. That the Tenant shall use the Said Premises for only for residential
purpose.

5. That the said Rent Agreement shall stand from 01.04.2008 and shall
expire after 11 months i.e. 28.02.2009.

6. That the land Lord can check / inspect the Said Premises at any
reasonable time.

7. That in case if the Land Lord wants to get vacated the said premises
from the Tenant he will give prior notice of one month to the Tenant
and the Tenant has also agreed to give prior notice of one month to
the Land Lord in case he wants to vacate the premises before the
completion of tenancy period.

8. That the Said Premises is in good condition and the Tenant shall be
responsible for maintaining it in the same condition and shall be
responsible for any damage caused to the premises on account of
any misuse or negligence except for natural wear and tear.

9. That the Tenant will abide by all the rules and regulations of M.C.D,
Delhi Admn./ DDA / L& DO , or any other authorities concerned
regarding the said premises.

10. That the Tenat do herby promise he will hand over the physical
possession of the Flat to the Land Lord after the expiry of the
tenancy period.

11. That the electric & water charges will be borne by the Tenant, these
charges will be extra from the rent.

12. That the Tenant shall use the said premises only for legal purpose
and if something found illegal, the Tenant will be responsible for the
same.

13. That in case of default for non – payment of the rent, then the Land
Lord shall be full entitled to get the rent Court of law under specific
performance of the Contract at the cost , risk and responsibility of
the Tenant.

14. That the said rent agreement will be extended after mutual
understanding by both the parties.

15. That if the Tenant wants to extend the rented period for next eleven
months than after consent of both the parties, the rent will be
increased by 10%.

16. That the Land Lord has received a sum of Rs. 15,000/- (RUPEES
FIFTEEN THOUSAND ONLY) by cash as a Security deposit from the

Tenant and the security amount will be refunded after expiry of this
agreement / termination of Agreement without interest.

That both the parties bind themselves to all the terms and conditions
of this rent agreement.

IN THE WITNESSES WHEREOF: This rent Agreement is made at New Delhi,


in the presence of following Witnesses:
