Purchase Agreement between the Owner and IOI Properties Group Berhad. In the event of the Owner
intends to renovate the Property or carries out any such works on the Property with the prior approval
from the relevant authorities then there would be no further notification / consent required from IOI
Properties Group and the Owner shall not hold IOI Properties Group Berhad liable for any losses, claims,
damages, costs, charges, expenses, liabilities, demands, proceedings and action which may arise out of such
reliance on the information or contents of this Manual.

Introduction of the Township

16 Sierra is a 535-acre mixed development with 16 gardens of different themes. All the 16 themed
gardens are accessible to the residents and are inter-connected by dedicated walkways. While
greenery provides all-round serenity and environment, the themed gardens are also complete with
exercise stations and customized educational play sets to give children a chance to explore the
outdoors. Culminating in the garden experience is the Central Park which has terraced seating for
outdoor celebrations and events. The gardens are indeed the biggest nature’s classroom any kid
could wish for.

The concept behind the unique 16 Sierra is to provide residents a place where healthy living
meets the convenience of a modern township.

SSP MRT Line

The 16 Sierra MRT station is currently under construction and it is one of the elevated station on
Sungai Buloh-Serdang-Putrajaya Line (SSP Line). It is a part of the larger rail transport system in
Kuala Lumpur known as Greater KL/Klang Valley Integrated Transit System. The station will
be strategically located at 16 Sierra and expected to complete and start operation on 2022.

Central Park

Smooth driving all the way


16 Sierra offers a choice selection of residences – each with modern, innovative and breakthrough
designs yet with practical interior layouts for optimum space utilization. 16 Sierra is situated at the
southern part of Puchong and close to Putrajaya and Cyberjaya. With the opening of the SKVE
as an alternative access point to the LDP, the accessibility of 16 Sierra is further enhanced. The
township is also connected to KL and PJ via the Maju Expressway (MEX) which have a new
interchange in Seri Kembangan just 5 minutes away from 16 Sierra. Residents can also use the
proposed SKIP Highway to Serdang and Kinrara. Either way, it is one smooth journey.

Amigo Clubhouse
The Amigo Clubhouse is a private retreat built for the pleasure, relaxation and enjoyment of 16
Sierra residents; where every day feels like a vacation.

Amigo offers something for everyone in the family from the fully equipped glass gymnasium, the
yoga deck, tennis court to the 40m lap pool. After a good workout, the relaxing café with alfresco
seating is the perfect place to recharge before the next game of badminton.

The kids will have a splashing time at the wading pool with the “Tipping Bucket”, or at the
children’s interactive play area where they can enjoy endless fun and games within a child friendly
environment.
