toeeneae Tt Lem Excellence In Innovation 92a) nS Jou RFP for Jasmine Complex Request For Proposal FM Services TAAMEER INVESMENT SOAC (The Developer) requesting for a Facility Management Services for their prestigious mufti purpose complex located at Al Khuwair, Muscat - Oman: DURATION OF CONTRACT PREMISES The Contract will be the period 12 months starting from 01% March 2016 renewable annually by mutual agreement, unless cancelled by either party with 30 days written notice JASMINE COMPLEX Building No: 2996, Way 3933, Block 239, Plot 1086 (754), Phase 2 located at Al Khuwair - Bouasher, Muscat — Oman Comprising of 66 Apartments, 44 Offices, Shopping Mall ground and first floor including two basements, 37 retail outlets, two basement internal and external common areas. The contract includes services of MEP, HVAC, Security, Housekeeping and managing specialised contractors. The consumable for commercial area toilets, ablution rooms Garbage Chute room and other garbage bins should be covered under this contract. ‘SCOPE OF WORK To provide technical team (uniformed) on the site for prompt and effective attention to all maintenance requests of services as originally installed in the property together with attention to MEP HVAC, Civil (carpentry, aluminium, painting and masonry work as listed). * Planned Preventative Maintenance and inspections as per the © & M manual recommended by the manufacturer. 1 SERVICE Content Mechanical, JLo S2 i JJaameer ipeslience Ia ianavenion oC SUN Ga eSB * Electrical supply, equipment and electrical distribution services. © Water supply, Transfer and booster pumps, sanitary ware and drainage services where applicable in common areas. Air conditioning supply and associated equipments. All PPM and corrective maintenance works to be carried out in accordance with O & M requirements. Security Services with Oman labour rules Housekeeping Services for internal and external common areas. To include but not limited to, Planned Preventative Maintenance (52week yearly planner with PPM activities) Regular maintenance for equipments in line with original equipment manufacturers recommendations. Scheduled inspections for all plant rooms with equipments and assets in the building. Weekly status and service reports, Accident/Incident report, Monthly FM reports, maintaining files for specialised subcontractors’, Third party certifications, inspections, local authority's visits, guest or visitor log books, key register and statutory documents. Provide daily check list for Technical, Security and HK services. PAT testing for electrical appliances, extension code wires Electrical and Plumbing Repair and/or replacement of mechanical & electrical equipment including distribution boards, circuit breakers, ELCB's, light fittings, control panels, switches, and extract fans. Repair of leaks to pipes and valves, repair and replacement of sanitary-ware fittings and attention to drainage problems where applicable. Repair of water pumps whenever possible, emergency attending of home appliances, safety trip checks of lighting and socket circuits wherever possible. Check inspection of electrical distribution boards. Check inspection of water heaters where applicable. Monitoring the water pressure and reduce the pressure wherever required. Realignments for pumps, AHU's and other mechanical equipments. Chillers and HVAC Three services of indoor units where applicable, per year. Servicing includes cleaning of filters, cleaning and checking of electrical components, pressure washing of coils, belt replacement, and lubrication and cleaning of drain lines. Drain flow tablets to be placed in drip trays. Managing / handling the emergency situations and subcontractor’s workflow with HSQE standards. Mall ‘opening and closing responsibilities and supervising the access controlled doors systems. House Keeping Providing cleaning service (Uniformed) for entire building common areas including Garbage collection room and extemal areas, 8 no's garbage chutes and 4 staircase. Daily activities like as dusting, wall & floor spotting, mopping, glass cleaning (Below 3 meter), Residential & Commercial common area dusting with moping. Cleaning 4 no's escalators, 6 lifts and ladies & gents toilets and fulfiling the requirement of cleaning consumables. Fire Panel and associated equipments Quarterly inspections of Fire extinguishers, Hose reels, Fire pumps and Fire panel, sensors. (Nominated contractor for FF and FA system in the building) MATERIALS Only suitable materials of equal or better quality than those originally installed will be used to effect repairs. All replaced materials should be stored and inspected by client for invoicing. Emergency Repair It is to be understood that any emergency repair where there is loss of service, involving material replacement can be done without written approval(situations should be informed by the contractor 3
