I, NAME, of legal age, married to Name, Filipino, and with

residence and postal address at Address, do hereby appoint NAME,
likewise of legal age, Filipino, and with the same residence and postal
address as aforementioned as my true and lawful attorney (Attorney-
in-Fact) to act for and in my name and stead and to perform the
following acts in connection with the LEASE of my real property
situated at ADDRESS:

1. To execute and deliver on my behalf agreement and/or contract

necessary for the leasing the whole or any part of the said

2. To lease the said property on such terms and condition as stated

in an executed agreement/contract of lease;

3. To collect and receive on my behalf deposit amount as may be

stated in an executed agreement/contract of lease;

4. To demand and collect payment of rent from the LESSEE or its

representative of the said property in whole or in part;

5. To demand and collect payment of any other amount, pertaining

to the said property, due from the LESSEE or its representative
in whole or in part;

6. To enter the premises of the said property in the presence of the

LESSEE or its representative at any reasonable hour to examine
the same or make repairs therein or for the operation and
maintenance of the building or to exhibit the leased premises to
prospective LESSEE, or for any other lawful purposes which it
may deem necessary;

7. To padlock the premises when the LESSEE is in default of

payment for One (1) month and may forfeit whatever rental
deposit or advances have been given by the LESSEE;

8. To cancel, terminate or rescind the agreement/contract of lease

on the ground of LESSEE’s or its representative’s violation of any
provision in the agreement/contract of lease as stated therein;

9. To receive the leased premises from the LESSEE with all the
corresponding keys at the expiration of the term of this lease or
cancellation thereof, as provided in the agreement/contract of
lease and to refuse to accept the delivery of the premises and
compel the LESSEE to pay rent there from at the same rate plus
Twenty Five (25) % thereof as penalty until the LESSEE shall
have complied with the terms of the agreement/contract of

10.To seek judicial relief to protect my rights in connection with the

said property and to obtain the legal services of a lawyer on my
behalf in connection thereof;

11.To enforce the terms and conditions as stated under the

agreement/contract of lease as my attorney-in-fact may deem fit
and necessary;

12.To sign, seal, execute and deliver any document or instrument

necessary in carrying out into effect the power and authority
herein granted;

HEREBY GRANTING AND GIVING unto my said Attorney-in-

fact full power and authority to do and perform any and all other acts
and things necessary or proper to be done in and about the premises
as fully to all intents and purposes as I might or could lawfully do if
personally present, and hereby ratifying and confirming all that my
said attorney-in-fact shall lawfully do or cause to be done in my behalf
by virtue of these presents.
