DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale (“Deed”), made and entered into by and between:

MARILOU BASA STUDER, of legal age, Filipino, married to URS JOSEF STUDER, Swiss
National and presently residing at CH-4102 Binningen, Switzerland, represented herein by her dully
appointed Attorney-in Fact, RITCHELL PARAISO JARDINIANO, Filipino, of legal age, married and a
resident of B4 L1 Groves Maia Alta, Antipolo City, per Special Power of Attorney dated January 30, 2019
registered with the Philippine Consulate in Binningen, Switzerland hereinafter referred to as “SELLER”;
-and-

JOSEPH RANEL ESGUERRA FRANCISCO, of legal age, Filipino, married and a resident of 23
Bautista st. Bgy. San Juan, Taytay Rizal hereinafter referred to as “BUYER”;

WITNESSETH: That-

WHEREAS, the SELLER is the registered lawful and actual possessor of a certain parcel of land situated in
the Municipality of Teresa, Province of Rizal, and more particularly described and bounded as follows:

A PARCEL OF LAND (Lot 1 Blk. 4 of the consol/subd plan, pcs-04-01 7654 being a portion of lot 3453, A,
PSD-04-139874 lot 3453, CAD. 46 Teresa CAD, situated in Teresa Rizal, IS. of Luzon, Bounded on the SE
along Line 1-2 by Lot 22 Blk. 4 of the cons. subd. plan; on the SW along line 2-3 by lot 3452-B, PSD-04-
139874, on the NW., along lines 3-4-5-6-7 by roadlot 1 of the consol/subd plan; on the NE., along line 7-1 by
lot 2, blk. 4 of the consol/subd plan; beginning at a pt. marked “1” on plan being S. 33-30E., 3805.15 m. from
BLLM # 1, Nagono CAD, thence S. 33-41W., 6.63 m. to pt. 2; thence N. 76-59W., 12.49m to pt. 3; thence N.
13-01E., 2.62 m. to pt. 4; thence N. 18-11 E., 1.08 m. to pt. 5; thence N. 28-31E., 1.08 m. to pt. 6; thence N
33-41 E., 6.48 m. to pt. 7; thence S. 56-19E., 13.00 m. to the pt. of beginning, containing an area of one
hundred fifteen (115) square meters more or less. All pts. Referred to are indicated on the plan and are marked
on the ground bv P.S. CYL. CONC. MONS. 15X60 cm; bearings true; date of original survey; Dec. 1913-June
1914 and that of the consol/subd. plan; Jan. 4-9, 2002 and was approved on March 15, 2002. (a copy of which
title is hereto attached as Annex "A")

WHEREAS, the SELLER is willing to sell the above – described parcel of land, and the BUYER is
ready and willing to buy the same.

NOW, THEREFORE, for an in consideration of the sum of THREE MILLION FIVE HUNDRED
THOUSAND (P3,500,000.00), receipt of which in full is hereby acknowledged By the SELLER to her full
and complete satisfaction, the SELLER hereby acknowledged by the SELLER to her full and complete
satisfaction, the SELLER hereby absolutely and unconditionally SELLS, TRANSFERS and CONVEYS the
above-described parcel of land containing an area of only ONE HUNDRED FIFTEEN (115) SQ.M.,
including all the improvements found and standing thereon, unto the BUYER, his heirs, successors and
assigns, free from all liens and/or encumbrances.

The SELLER hereby undertakes that she, her heirs, successors and assigns shall warrant and defend
the title to the real property subject of this Deed against all claims of all persons or entities. The SELLER also
guarantees the right of the BUYER to take possession of the property subject of this Deed upon the signing
and execution of this Deed and will defend the latter against all judicial or administrative actions for eviction.

This Deed shall be valid and binding not only on the parties herein but also on their heirs, agents,
representatives, successors and assigns.

IN WITNESS WHEREOF, the parties have hereunto the set their hands this 19TH day of May 2019 at
Antipolo City, Rizal.
