ELOPRE LUMAYA married to Domingo Lumaya, ENRIQUE ELOPRE married to Feliciana
Elopre, MANSUETO ELOPRE, single, NILA ELOPRE REBANTAD married to Feliciano
Rebantad, JUANA ELOPRE MARCIAL married to Rolando Marcial, IGMEDIO ELOPRE,
single, LEONARDO ELOPRE married to Maria Nieves Elopre, all of legal age, Filipinos,
with residence and postal address at Zamboanguita, Negros Oriental, Philippines,
hereinafter referred to as HEIRS OF ANTONIO ELOPRE;

ARTEMIA LEGVARDA married to Enrique De Asis Legvarda, CRISPA SEDENIO,

single and JACINTA ELMA married to Timoteo Elma, all of legal age, Filipinos with
residence and postal address at Zamboanguita, Negros Oriental, Philippines, hereinafter
referred to as HEIRS OF AMADA ELOPRE RAMOS;

TEOPANO ELOPRE married to __________________, TEODORO ELOPRE married

to Vicenta P. Elopre and ADELAIDA ELVIÑA married to Calixto E. Elviña, all of legal age,
Filipinos with residence and postal address at Zamboanguita, Negros Oriental, Philippines,
hereinafter referred to as HEIRS OF NARCISO ELOPRE;

RAYMUNDA RAFAL married to Teofisto Rafal, FORTUNATO ELOPRE married to

Juana Elopre, LYDIA AGRAVANTE married to Eduardo Agravante, CESARIA ELOPRE
married to ___________________, CARMELITO ELOPRE, single and RICARDO ELOPRE
married to Nicostrata E. Elopre, all of legal age, Filipinos with residence and postal address
at Zamboanguita, Negros Oriental, Philippines, hereinafter referred to as HEIRS OF
DAMASO ELOPRE; and

PRISCA BARRENTOS married to Federico Barrentos, EDUARDO ELOPRE married

to Maria Celestina Elopre, TEMOTIO ELOPRE married to Letesia Elopre and ANACLITO
ELOPRE married to Evalyn N. Elopre, all of legal age, Filipinos with residence and postal
address at Zamboanguita, Negros Oriental, Philippines, hereinafter referred to as HEIRS
OF CATALINO ELOPRE;

WITNESSETH:

WHEREAS, during the lifetime of HEIRS OF EUSEBIO ELOPRE composed of

ANTONIO ELOPRE, AMADA ELOPRE RAMOS, NARCISO ELOPRE, DAMASO ELOPRE
and CATALINO ELOPRE are the registered owners of a parcel of land, Lot No. 1789, Pls-
847 situated at Mayabon, Zamboanguita, Negros Oriental, Philippines, covered by
Original Certificate of Title No. FV-12249, which is more particularly described as follows:

ORIGINAL CERTIFICATE OF TITLE NO. FV-12249

“A parcel of land, (Lot No. 1789, Pls-847), with the improvements

thereon, situated in Mayabon, Zamboanguita, Negros Oriental. Bounded on
the NW. along lines 1-2-3 by Lot No. 1787, Pls-847; on the SE. along lines 3-
4-5-6-7-8-9-10 by Lot No. 1790, Pls-847; on the E. along lines 10-11-12-13-14-
15-16-17-18 by Lot 1795, Pls-847; on the SW. along lines 18-19-20-21-22-23
 by Lot No. 1854, Pls-847; and on the NW. along lines 23-24-1 by Lot No.
1786, Pls-847. Containing an area of EIGHTY-THREE THOUSAND ONE
HUNDRED TWENTY-THREE (83,123) SQUARE METERS, more or less.”

WITNESSETH FURTHER:

WHEREAS, EUSEBIO ELOPRE married to ________________, during their lifetime

begot five (5) children namely: ANTONIO ELOPRE, AMADA ELOPRE RAMOS, NARCISO
ELOPRE, DAMASO ELOPRE and CATALINO ELOPRE. Eusebio Elopre and his wife
__________________ both died intestate and without debts on __________________ and
________________, respectively, at Zamboanguita, Negros Oriental. And at the time of
their deaths, they were survived by their five (5) children as stated above as their only
compulsory and forced heirs;

WHEREAS, ANTONIO ELOPRE married to _________________, during their

lifetime begot ten (10) children namely: CONCINO ELOPRE, GERVACIO ELOPRE,
CRESENCIANA ELOPRE SABERON, HILARIA ELOPRE LUMAYA, ENRIQUE ELOPRE,
MANSUETO ELOPRE, NILA ELOPRE REBANTAD, JUANA ELOPRE MARCIAL, IGMEDIO
ELOPRE and LEONARDO ELOPRE. Antonio Elopre and his wife __________________ both
died intestate and without debts on _______________ and ________________, respectively,
at Zamboanguita, Negros Oriental. And at the time of their deaths, they were survived by
their ten (10) children as stated above as their only compulsory and forced heirs;

WHEREAS, AMADA ELOPRE RAMOS married to _________________, during their

lifetime begot three (3) children namely: ARTEMIA LEGVARDA, CRISPA SEDENIO and
JACINTA ELMA. Amada Elopre Ramos and her husband __________________ both died
intestate and without debts on _______________ and ________________, respectively, at
Zamboanguita, Negros Oriental. And at the time of their deaths, they were survived by
their three (3) children as stated above as their only compulsory and forced heirs;

WHEREAS, NARCISO ELOPRE married to _________________, during their lifetime

begot three (3) children namely: TEOPANO ELOPRE, TEODORO ELOPRE and ADELAIDA
ELVIÑA. Narciso Elopre and his wife __________________ both died intestate and without
debts on _______________ and ________________, respectively, at Zamboanguita, Negros
Oriental. And at the time of their deaths, they were survived by their three (3) children as
stated above as their only compulsory and forced heirs;

WHEREAS, DAMASO ELOPRE married to _________________, during their lifetime

begot six (6) children namely: RAYMUNDA RAFAL, FORTUNATO ELOPRE, LYDIA
AGRAVANTE, CESARIA ELOPRE, CARMELITO ELOPRE and RICARDO ELOPRE. Damaso
Elopre and his wife __________________ both died intestate and without debts on
_______________ and ________________, respectively, at Zamboanguita, Negros Oriental.
And at the time of their deaths, they were survived by their six (6) children as stated above
as their only compulsory and forced heirs;

WHEREAS, CATALINO ELOPRE married to _________________, during their

lifetime begot four (4) children namely: PRISCA BARRENTOS, EDUARDO ELOPRE,
TEMOTIO ELOPRE and ANACLITO ELOPRE. Catalino Elopre and his wife
__________________ both died intestate and without debts on _______________ and
________________, respectively, at Zamboanguita, Negros Oriental. And at the time of
their deaths, they were survived by their four (4) children as stated above as their only
compulsory and forced heirs;

WHEREAS, invoking Section 1, Rule 74, of the Rules of Court, and the laws on
intestate succession, the HEIRS hereby adjudicate unto themselves, the above-described
property, free from all liens and encumbrances whatsoever, subject however, to Section 4,
Rule 74, re: The liabilities imposed therein;

N. Elopre, all of legal age, Filipinos with residence and postal address at Zamboanguita,
Negros Oriental, Philippines, have named, constituted and appointed and by these
presents do name, constitute and appoint ________________________________, of legal
age, Filipino, married with residence and postal address at Zamboanguita, Negros Oriental,
Philippines, as our true and lawful attorney-in-fact for us and in our name, place and stead
and for our own use and benefit, to do any and all of the following acts and things in
relation to the above-described parcel of land with the improvements standing thereon,
to wit:

1. To SELL, OFFER FOR SALE, CEDE, TRANSFER and CONVEY by way of Absolute
Sale all our rights, interests and participation on the aforementioned parcel of
land, equivalent to a total area of Seventy-Seven Thousand Five Hundred
Eighty-One (77,581) Square Meters, more or less, under such terms and
conditions he/she/they may deem fit and proper under the premises;

2. To receive and accept payments for the sale of said lot and issue the proper
receipts thereof, and to deliver all documents required to facilitate and
consummate the sale;

3. To accept and sign papers, receipts, documents, and other writings and to
deliver documents in connection with the authority here-in above given.

GIVING AND GRANTING unto our attorney-in-fact full power and authority to do
and perform all and every act and thing whatsoever requisite and necessary to be done in
and about the premises, hereby ratifying and confirming all that our said attorney-in-fact
will lawfully do or cause to be done by virtue of these presents.
