We, Belen Barnedo (widow), Honeylyn B. Adorna, Annabel V. Barnedo and Maryjoy B.
Barnedo, are of legal ages, and residents of Zone 1, La Purisima, Pili, Camarines
Sur, and on our own volition declare as follows:
1. That we are the sole heirs of the deceased _____________ who died on
_____________ at _____________;
2. That to the best of our knowledge, the said deceased died intestate and without
any outstanding debts or accounts;
4. That the deceased left a certain parcel of land covered by _____________ in the
name of _____________ conveyed thru a Deed of Absolute Sale hereto attached as
Annex “A” and more particularly described as follows:

6. That FURTHER, and for and in consideration of the sum of (One Hundred Fifty
Thousand Pesos) (P 150,000.00), Philippine Currency, receipt of which is hereby
acknowledged by us to our full and complete satisfaction, we do hereby SELL, CEDE,
TRANSFER, and CONVEY to the buyer, by way of this instrument, in a manner absolute
and irrevocable in favor of the BUYER, his heirs, assigns and successors-in-
interests, the above-described parcel of land with all the improvements found
thereon, free from all liens and encumbrances, all our rights, interests and
participation over the above-described parcel of land;
7. That a true copy of this extrajudicial settlement with absolute sale had been
published once a week in ________________________, a newspaper of general
circulation in _________________ as certified by the said newspaper hereto attached
as Annex “B”;
8. That as the seller, we warrant peaceful possession and enjoyment of the buyer
and that we would defend the title and rights of the buyer from any claims of
whatever kind or nature from third persons;
9. That the above-described parcel of land is not tenanted and does not come within
the operation of the Comprehensive Agrarian Reform Program;
10. That as the seller, we shall be liable for payment of capital gains tax and
other taxes as may be required by the Bureau of Internal Revenue for the issuance
of Certificate Authorizing Registration (CAR);
11. That as the seller, we shall shoulder the cost of the relocation survey of the
boundary markers of the herein real property covered by ________________________;
12. That as the seller, we warrant that the real estate taxes for the year 2018 has
been paid in full;
13. That as the seller, we further undertake and obligate to execute any and all
documents, instruments and deeds necessary, appropriate or required to effectuate
this instrument and the provisions herein contained and to transfer the title to
the name of the Buyer;
14. That as the seller, we further obligate ourselves to deliver to the buyer the
following documents simultaneously with the execution of this contract, to wit:
That, the buyer shall be liable for payment of documentary stamp tax, transfer tax,
registration fees, and other incidental expenses related to the transfer of the
title to the name of the buyer.
