Dear Sirs:

It has recently been brought to our attention that the property management of 2025
Rogers Apartments charged Housing Choice Voucher participants, Carol Henson and
Tamara Bickardt, for repairs made to their unit that are owner res onsibilit in
accordance with the lease agreement between 2025 Rogers LLC and Ms. Henson.

Receipts attached to this correspondence indicate that:

1. Ms. Henson was required to pay $264. 00 to Advanced Cooling Systems, Inc. to
have the air conditionerfor her unit serviced so that it would cool. She did this
because after repeated visits to her unit, maintenance employed by 2025 Rogers
LLC failed to repair the unit.

2. Ms. Henson and Ms. Bickardt were charged $387. 00 by management of the
property due to toilet/sewage backup into her unit "that management said a
plumber said" was from food and grease in the drain. However, no notation from
a plumber or a plumber's invoice indicating what was found was provided to the
tenants to substantiate your claim. The Area Property Manager provided only a
letter stating that a plumber "told her", when in fact it is known that the property is
an old property, that these residents lived in the unit for several years with no
plumbing issues, and that there is no way to determine that the buildup, if that
was in fact the issue, was solely caused by Ms. Henson and Ms. Bickardt.
In accordance with the lease agreement between 2025 Rogers LLC and Carol Henson,
Section 31, Responsibilities of the Owner and Resident, Number (2), the owner is
responsible for maintaining fixtures, hot water, heating and A/C per of the lease
agreement.

In addition, the HUD Tenancy Addendum requires the owner to maintain the unit and
premises in accordance with HUD Housing Quality Standards. Clearly, managementof
2025 Rogers LLCfailed to adhere to this requirement, as evidenced by the health and
safety issues in the unit which were recently brought to the attention of this office.

Based on the above, and in accordance with the lease agreement, this office is
requesting that Rogers Square Apartments immediately reimburse Ms. Henson and Ms.
Bickardt the total amount of $651. 00 for both repairs listed above.
