DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

That I, MA. MARJORIE L. DETERA, of legal age, married to Roderick

Cadag Detera, with residence and postal address at Barangay Sirangan, Sorsogon
City, hereinafter called the SELLER having received the full amount of ONE
HUINDRED FIFTY THOUSAND(Php150,000.00), Philippine currency, to me in
hand paid by VITTORIO L. AREVALO, of legal age, Filipino, married to
ROSELA G. AREVALO, receipt of which amount hereby acknowledged and
confessed to hereby SELL, CEDE, CONVEY and TRANSFER by way of Deed of
Absolute Sale unto the said VITTORIO L. AREVALO, his heirs, successors and
assigns, together with the improvements found thereon, free from liens, charge
and encumbrances and with warranty against eviction, more particular
described and bounded as follows:

Transfer Certificate of Title No. T- 41829

“A PARCEL OF LAND (Lot 14, Block 2, Psd-05-017046, being a

portion of Lot 1, pcs-056216-001049); situated at Barangay Roro,
Municipality of Sorsogon, Province of Sorsogon, Island of Luzon.
Bounded on the SW., along line 1-2 by Lot 13; on the NW., along line 2-3
by Road Lot 12, all of Block 2; on the NE., along line 3-4 by Road Lot 3;
and the SE., along line 4-1 by Lot 16, Block 2 all of Psd-05-017043.
Beginning at a point marked “1” on the plan being S. 28 deg. 21’ W.
836.84 m. from BLLM No. 12 Cad-192, Sorsogon Cadastre, thence N. 12
deg. 47’ W. 8.00 m . to point 2; thence N. 77 deg. 14’ E. 10.00 m. to point
3; thence S. 12 deg. 47 E. 8.00 to point 4; Thence S. 77 deg. 14’ E. 10.00
m. to point of Beginning, containing an area of EIGHTY (80) SQUARE
METERS. All corners referred to are indicated on the plan and are
marked on the ground by P.S. Cyl. Conc. Mons. 15 x 40 cm. Bearings
True; date of original survey July 1923-June 1926 and that of the
subdivision survey December 5-10, 1994 by Geodic Engr. Peter J.
Jumamil and was approved on April 27, 1995.”

That Art. 1623 of the New Civil Code of the Philippines had been complied with
the prior to the execution of the Instrument.
