AGREEMENT OF LEAVE AND LICENCE

THIS AGREEMENT OF LEAVE AND LICENCE made at PUNE on this


1 ST AUGUST 2017
BETWEEN

Mr. Parimal Tathavadekar

Age-39 years, occupation – Service


R/at – 3, suvan apts, 58+59 ,mayor colony, kothrud, pune 411029

Hereinafter referred to as “THE LICENOR” (which expression shall


unless repugnant to the context or meaning thereof shall mean and include
his heirs, Administrators, executors or assigns).

OF THE PARTY OF THE FIRST PART.

hereinafter referred to as the “Licensee” (which expression, unless repugnant to the


context, meaning thereof be deemed to mean and include its successors) of the
Other Part.

OF THE PARTY OF THE SECOND PART.

Whereas the party of the first part is the owner of the said premises which is described in
the Schedule hereunder.

And whereas the party of the first part intended to give the said premises
on leave and license basis and on coming to know the intention of the
Party of the

First part , the party of Second part approached to grant permission to him
and they agreed on the following terms and conditions.
Now this agreement withnessth and licensor and the licensee hereby
agreed between them as under:
1) The licensor by this Agreement gives to the licensee on leave and licence basis the said
premises for his residential use and occupation for a period of eleven month commencing 1ST
AUGUST 2017 and ending on 30 JUNE 2018 on the monthly license fee of Rest. 13650 /-
( Rupees Thirteen thousand six hundred and fifty only ) the license fee is to be paid on before 5th of
every month.

2) licensee has paid last year Rs. 30,000/- ( Rupees Thirty thousand only ) as interest free
security deposit to the Licensor which will be refunded to the licensee at the time of handing over
peaceful vacant possession to the licensor.

3) That in case the licensee desires to vacate the aforesaid premises before the expiry period,
the licensee shall give TWO month intimation in advance to the licensor of his intention of so
vacating the premises and vice- versa.

4) That the licensee further agrees to maintain the premises given to him in good and
hygienic condition and will not cause any damage to the premises. If the premises would have
been damaged by the licensee then the licensor will have the right to deduct the amount from the
deposit..

5) That the licensee shall not make any alteration modifications or additions to the
premises as licensed to him without prior written permission and approval of
the licensor.

6) That the licensee shall make he minor repairs at his own cost and he agrees to
maintain the premises in good condition. Any major repairs will be attended to
by the licensor.

7) That the licensee will not claim exclusive possession of the above premises
which will always be with the licensor, and the licensee is only allowed to
use the premises on temporary basis and the licensor shall have right to enter
upon the premises for inspection and other purposes, at reasonable times and
with advance intimation.

8) That the licensee and members of his family will not cause any nuisance or
annoyance to the neighbourers of the building in any way and shall not use
the premises for any immoral , illegal , purposes.

9) That it is clearly understood and agreed by and between the parties that nothing
herein to create a lease in favour of the licensee and licensee shall not transfer
the premises in any way to any other person.

10) That the licensee will pay the Electrical charges meter installed in said flat

11) The licensor will pay the municipal taxes to the concerned authority.

12) The licensee will pay society maintains charges .

13) The termination or cancellation of the agreement by the licensor for default in
payment of licence fees or breach of any terms and conditions of this
agreement by the licensee shall be considered as expiry of the agreement.

14) For Renewal of contract after 11months ,the license fee will be increase 10%.
15 ) Intimation & information of the licensee (Occupiors details / identity for police
verification / to the Government )shall be sole Responsibility of the licensee .
