TENANCY AGREEMENT

This tenancy agreement entered into at Chennai on this 14thday of April 2019, between

A.Pushparaj son of Mr. Anthonymuthu, Age 59, residing at No: 267, Anna Road, Gerugambakkam,
Kancheepuram, Chennai - 600122 hereinafter called the LANDLORD of the one part:

AND

S.Raja son of K.Sadayan, Age 31, residing at No.67, Kaliyamman koil street, Senkulam,
Aundipatti taluk, Theni Dist - 625579 hereinafter called the TENANT of the other part.

Whereas, the LANDLORD is the lawful owner of the house at No: 267, Anna Road,
Gerugambakkam, Kancheepuram, Chennai – 600122 is desirous to let out to the TENANT herein
on monthly rental basis. Both LANDLORD and TENANT have agreed with the following terms and
conditions.

1. The rent is 6,000/- (Rupees Six Thousands only) per month.

2. The TENANT shall pay the electricity bill as per meter reading to the Tamilnadu
Electricity Board directly.

3. The TENANT have paid to the owner a sum of Rs. 25,000/- (Rupees Twenty five
Thousands only) as advance cum security deposit, carrying no interest and the same
shall be refundable by the LANDLORD to the TENANT only on the tenant vacating
the portion and handing over vacant possession of the portion, after deducting the
arrears of rent if any due as on that date.

4. The tenant shall use the demised portion only for their residential purpose and shall not
use the same for any other purpose or non-residential purposes.

5. The tenancy shall be only for a period of 11 months commencing from 14/04/2019.

6. It is open to both the parties here to renew the tenancy agreement at the expiry of the
said period of eleven months on mutual consent.

7. The tenant shall pay the rent on or before 7th of every month without committing any
default whatsoever.

8. The tenant during the period of tenancy shall not make damages to the structure and in
case damages occurred the same shall be repaired at his own cost and expenses,
otherwise the owner shall deduct the damage charges from the advance amount and
shall keep the premises in good condition.

9. The tenant shall not keep / permit or allow anyone else to use the said premises or grant
to use and occupy or sublet nor shall transfer or assigns the benefits of this agreement to
any persons

10. Two months notice on either side is a must for vacating the portion.

IN WITNESS WHEREOF the parties herein have set their hands and signatures in this tenancy
agreement on the 14th day of April 2019 written in the presence of:
