DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale made and executed on _____________________ by and

between:

CORNELIO A. NEPOMUCENO, single, of legal age, Filipino and with postal

address at Tumana, Sta. Maria, Bulacan hereinafter referred to as the VENDOR;

- in favor of –

Sps. JOSEPHINE DELA CRUZ & ARMANDO DELA CRUZ both of legal ages,
Filipinos , and with postal address at No. 9-A Payte Street, Masambong, Quezon City
hereinafter referred to as the VENDEES.

WITNESSETH:

WHEREAS, the VENDOR is the lawful and registered owner of a parcel of land together
with all the improvements erected thereon, situated in Sta. Maria Province of Bulacan
and which real (“property’) is duly covered and described under Transfer Certificate of
Title No. T-332587 (M) of the Office of the Registry of Deeds for Caloocan City and with
an area of four hundred eighty nine (489) square meters and which is hereby more
particularly described and bounded as follows:

TRANSFER CERTIFICATE OF TITLE NO. T-332587 (M)

A parcel of land (Lot 3560-B-4 of the subd. plan Psd-03-093934, being a portion
of lot 3960-B, Psd-03-086594, LRC Rec. No.), situated in the Barrio of San Vicente, Mun.
of Sta. maria, Prov. of Bulacan. Bounded on the NE., along line 1-2 by Prov’l mRd. (15.00
m. wide), on the SE., along line 2-3 by Lot-3526, on the SW., along line 3-4 by lot 3553,
both of Lolomboy Estate; on the NW., along lines 4 to 6-1 by lot 3560-B-3 of the subd.
plan x x x x x x containing an area of FOUR HUNDRED EIGHTY NINE (489) SQ. Meters.

WHEREAS, the VENDEES has offered to buy and the VENDOR has agreed to sell the
above-described parcel of land together with the improvements thereon , for the price and
under the terms and conditions set forth herein below:

NOW THEREFORE, for and in consideration of the premises, and more specifically of the
sum of______________________________________________(P________________________)
Philippine currency, the receipt whereof is hereby acknowledged from the VENDEES to the
entire satisfaction of the VENDOR, the said VENDOR do hereby sell, transfer and convey in a
manner absolute and irrevocable, in favor of the BUYER, his heirs and assigns the above
described parcel of land together with the improvements thereon.

That the VENDOR hereby warrant valid title to, and peaceful possession of the property
herein sold and conveyed, and further declare that the same is free and clear of all liens and
encumbrances of any kind whatsoever.

IN WITNESS WHEREOF, the parties have hereunto set their hands and affixed their
