KNOW ALL MEN BY THESE PRESENTS:

This DEED EXTRA-JUDICIAL SETTLEMENT OF THE ESTATE OF THE

WITNESSETH, that:

WHEREAS, we are the sole heirs, legitimate daughter and son respectively, of
the deceased [NAME] who died on 12 November 2014 at __________. She is a resident
of _____________________ at the time of death. A copy of her Death Certificate is hereto
attached as Annex “A”.

WHEREAS, [NAME] died intestate, without will or Testament, and without any
outstanding debts in favor of any person or entity.

WHEREAS, during the lifetime of [NAME}, she acquired a parcel of land and
became the registered and absolute owner of that parcel of land covered by Transfer
Certificate of Title No. ________ of the Registry of Deeds for Pasay City and more
particularly described as follows:

WHEREAS, pursuant to the provisions of Section 1 of Rule 74 of the Revised

Rules of Court of the Philippines and by virtue of the law on intestate succession, being
with full capacity to contract, we do hereby adjudicate unto ourselves the parcel of land
described above, in equal shares.

FURTHER, we hereby agree that [NAME] will advance all expenses in the
settlement of the estate of our mother, which will be charged to the estate and be
deducted therefrom before the distribution of our respective shares.

 FURTHER, we hereby undertake that this Deed will be published in a
newspaper of general circulation once a week for 3 consecutive weeks as required
under the law.

FINALLY, we declare that we voluntarily and willingly have read and signed
this document and have fully understood its content with full knowledge of our rights
